As a Leasing Agent, you will be reporting to the Leader, Leasing and Property Management. You will administer a portfolio of multiple commercial and some residential licenses such as crop and pasture, telecommunication and sign licenses. Primary duties include:

- As a point of contact for tenants, perform duties such as resolving disputes, responding to complaints and initiating insurance claims.
- Issue letters of arrears and default and Breach of Contract notices to non-compliant tenants and follow-up with them to facilitate a solution or take appropriate action (e.g. terminate the license).
- Research and analyze market rental and lease rates and using this information, recommend and negotiate licence rates.
- Conduct bi-annual and ad hoc site inspections to note requirements for improvements, issues of non-compliance and respond to complaints and follow-up with appropriate action (e.g. facilitate repairs and arrange for demolition or remediation.
- Perform other duties such as creating, updating and maintaining records, reviewing and reconciling invoices and participating in projects.

**Qualifications**
- A completed high school plus completion of at least 3 courses towards a professional designation (e.g. Real Property Administrator, Certified Leasing Officer or Certified Property Manager) plus at least 3 years of related experience in real estate or property management; OR
- A completed 2-year diploma in real estate, business or engineering plus at least 1 year of related experience in real estate or property management.
- A Valid class 5 Driver's License (or provincial equivalent) is required.
- Ability to obtain a City of Calgary operator's permit.
- Knowledge of building codes, legislation (e.g. Residential Tenancy Act) will be strong assets.
- Applicants must have excellent interpersonal and negotiation skills, and a proven ability to work independently while exercising sound judgment and decision making.
