Avenue Living Asset Management Ltd. (“Avenue Living”) is looking for an analyst to join our growing asset management and investments team. Avenue Living is one of the largest real estate management firms in Western Canada with almost $4 billion in assets owned and managed. The company is privately owned and led by a strong management team with institutional and entrepreneurial backgrounds. The team is looking to add a high-functioning, well rounded and hard-working professional to complement the existing asset management and investments team. The individual has the opportunity to work in a high functioning, entrepreneurial environment. The position will help the organizations strategy to grow and drive results within a multi-residential portfolio (currently over 14,500 units). The individual will perform analysis on the current asset portfolio performance, complete financial analysis on value enhancing strategies, conduct detailed due diligence on new acquisitions and provide recommendations to the senior management team. **Responsibilities**: - Generate and implement investment strategy, value creation and outperformance in collaboration with property management and capital projects teams - Support the team to continuously measure, monitor and improve asset-level financial performance, including: - Lease rates - Occupancy - Realty tax projections & appeals - Utility consumption and contracts - Third party contract services - Staffing structures - Capital investment (suite renovations schedules / ongoing maintenance / value add strategies) - Work collaboratively with investment / acquisitions team to ensure asset management strategy are in-line with investment objectives - Develop, review and recommend annual budgets - Perform acquisition due diligence in collaboration with acquisitions, financing and capital (engineering) teams - Provide ongoing feedback to executive team on market dynamics, asset performance (and any adjustments to budget / asset plan) - Develop and strengthen relationships with property managers, team members, industry peers and brokers - Establish and foster relationships throughout the organization as a multifamily asset management expert - Travel required to perform regular market visits and property inspections for assigned assets (
