**Position Summary**

Custodial Maintenance Person One’s perform planned, on request and emergency semi-skilled repair, janitorial services, unscheduled hard landscape repairs and other related tasks within Toronto Seniors Housing communities including outside grounds, public areas, tenant units and on household appliances, janitorial equipment, interior architectural elements, building components, pool systems, equipment and fixtures.

Custodial Maintenance Person One’s respond creatively to existing and emerging needs of tenants and their communities in areas of health promotion, anti-racism, long term care, marketing and tenant engagement. They follow Toronto Seniors Housing health and safety policies and procedures including performing tasks in a safe and proper manner and using safety equipment and proper tools. The position is also responsible to protect the safety of tenants, staff and the general public from hazards (i.e. fire, snow, ice, water or broken glass on walkways, floors or steps, malfunctioning elevators and doors, etc.); and documents areas of decline that require immediate or further repair and attention.

**Responsibilities**
- Repairs and replaces minor components of interior and exterior doors, door jams, weather stripping, trim and hardware as required
- Replaces panic bar and checks operation
- Cuts keys, keep records and maintains lock and key procedures
- Works to paint interior surfaces and performs touch ups on public space doors, ceilings, balconies, interior walls and stairways by preparing substrates, patching on drywall, making minor repairs and appropriate surface preparations
- Repairs exterior wood landscape elements such as damaged fences, timber retaining walls, wood gates, railings, caps and guardrails; minor repair tasks could include re-securing loose boards, hinges, touch-up painting and replacing missing or damaged pickets
- Operates all ground equipment (power and manual) and performs landscaping duties such as grass cutting, pruning, planting and grounds clean up
- Performs scheduled and unscheduled maintenance on janitorial, de-icing, snow removal and grounds equipment
- Operates and maintains pick-up trucks and large tractors (over 20 horsepower and in excess of 1500 lbs.), power sweepers and equipment that is attached to larger vehicles such as power rakes, front end loaders and snow plough attachments
- Refurbishes equipment used for these tasks such as sharpening blades, replacing belts, etc.
- Ensures that all equipment is available and operational at all times and reports any defective equipment requiring repairs
- Prepares equipment for use, cleans equipment after operation and stores properly in preparation for next task
- Sets-up exterior recreational fields such as basketball courts, horseshoe pits, soccer and baseball fields
- Performs tasks such as painting lines on asphalt, laying out and installing chalk lines, delineating the sports fields, installing goal posts, etc.
- Provides access to tenants that are locked out of the building and contractors that require access to areas of the building
- Maintains inventory of supplies, identifying shortages and keeping lag times to a minimum
- Reattaches fire alarm system devices that are dislodged or hanging from the wall or ceiling
- Conducts minor repairs to walls, floors, and ceilings by repairing, selecting and preparing materials and surfaces; some minor repairs could include repairing substrate, plastering, replacing studs, installing drywall, re-grouting, refinishing or painting new surfaces
