**THE ROLE**:
The Building Operator will be responsible for providing maintenance and operations services for an assigned portfolio of retail properties located in the Greater Toronto Area, including First Capital Corporate Office in Liberty Village and our most recent mixed-use development, King High Line. Reporting to the Senior Property Manager, the Building Operator will ensure that assigned properties are maintained safely and to the highest level of operational efficiency.
- Please note, the Building Operator must be available to work on-call/standby and emergency call-out to provide sufficient building coverage; and a valid driver's license is highly preferred._

**PRIMARY RESPONSIBILITIES**:

- Carry out the day-to-day execution of operations and maintenance programs to ensure uninterrupted tenant operations and asset integrity is maintained.
- Assist in the implementation of preventative maintenance program and ensure that deficiencies are identified and included.
- Perform corrective maintenance and repairs within scope of key trade designation.
- Respond and service tenant requests and work orders as required while ensuring completed work meets quality and response requirements.
- Receive, track, monitor and report status of maintenance and repair work; initiate documents to authorize or obtain formal approval of work required.
- Ensure compliance with corporate and legislated policies, procedures, practices, and guidelines related to environmental, health and safety, and fire protection.
- Support current and the proactive planning of capital projects.
- Assist with the set up and execution of special events.
- Other duties as assigned.

**WHAT YOU BRING**:

- Preferred level of education and related experience:_
- Experience in retail or commercial building operations and maintenance.
- Enrolled in or pursuing Building Environmental System (BES) courses.
- Knowledge of building operations systems including building automation, electrical and plumbing systems, HVAC, Fire Alarm and Life Safety.
- Knowledge of Environment, Health and Safety regulations and procedures, including national and industry codes such as WHMIS.
- Specific skills needed to be successful:_
- Service oriented with the ability to problem solve and offer solutions.
- Adept at working independently while being a strong team player.
- Excellent communication skills to effectively communicate with tenants, external contractors, internal teams and other stakeholders.
- Excellent attention to detail and time management skills to coordinate multiple, competing priorities and deadlines.
- Proficiency with Microsoft Office, and experience with Building Management systems (we use Building Engines at First Capital) and iPhone operation.
