**Experienced Full Time Building Superintendent**

Monday to Friday, with alternating Thursdays off in place of every 2nd weekend, where 4 hours Saturday and 4 hours Sunday are required. Must have experience with indoor pool and spa: water chemistry, filtration, trouble shooting and repairs. Weekday hours flexible, salary negotiable w/health benefits.

**Position Summary**:
The Condominium Building Superintendent is responsible for the overall maintenance, safety, and cleanliness of the condominium property, ensuring that all building systems operate efficiently. The role requires a proactive individual who can address the day-to-day issues that arise and interact professionally with residents, the property management team, and contractors.

**Key Responsibilities**

**Building Maintenance**:

- Perform daily inspections of the building, common areas, and exterior grounds to ensure cleanliness and address maintenance needs.
- Maintain HVAC, plumbing, and electrical systems by conducting regular inspections and minor repairs.
- Monitor and perform preventive maintenance tasks, such as changing filters, inspecting fire safety equipment, generator, and checking lighting systems.
- Coordinate and oversee work performed by external contractors (e.g., elevator service, pest control, landscaping, etc.).
- Ensure compliance with all safety regulations and building codes.

- **Pool Maintenance and Cleaning**:

- The superintendent should regularly test the water's pH, chlorine, and other chemical levels to ensure they are within acceptable ranges.
- Understanding how to handle, store, and add pool chemicals safely (e.g., chlorine, algaecides, and balancing chemicals) is crucial.
- Knowledge of how to operate, maintain, and troubleshoot pool filtration systems (pumps, filters, and heaters).
- Regular vacuuming, skimming, and cleaning of the pool surfaces, deck, and surrounding areas.
- They may need to facilitate inspections by local health authorities and address any compliance issues that arise.
- Ability to diagnose and address common pool issues such as leaks, clogged filters, or malfunctioning pumps.

- **Repairs**:

- Respond promptly to resident repair requests for minor maintenance issues within units (as per building policy).
- Conduct minor repairs to appliances, door locks, and building fixtures

- **Health and Safety**:

- Ensure all building safety protocols are followed, including the proper maintenance of emergency exits, alarms, and fire extinguishers.
- Be on call for building emergencies (e.g., floods, electrical failures, etc.) and coordinate quick resolution.

- **Waste Management**:

- Oversee and manage garbage and recycling programs, including organizing waste collection and maintaining clean garbage rooms.
- Assist with snow removal and general outdoor cleanup as needed.

- **Resident Relations**:

- Address resident concerns or questions professionally and escalate matters to the property manager when necessary.
- Ensure rules and regulations are being followed by residents and visitors, and assist in enforcing condominium policies.

**Qualifications**:

- **Experience**: 2-5 years of experience in property maintenance, preferably in a condominium or residential building.
- **Technical Skills**: Proficiency in HVAC, plumbing, electrical, and general building repair.
- **Certifications**: Certification in building maintenance, HVAC, or related fields (an asset).
- **Physical Requirements**: Ability to lift and move heavy objects, stand for extended periods, and perform manual labor.
- **Communication**: Strong communication and interpersonal skills for interacting with residents and management.
- **Availability**: Ability to work flexible hours and respond to after-hours emergencies as needed.

Pay: $45,000.00-$47,000.00 per year
