Building Maintenance Technician

We are looking for someone who can diagnose maintenance issues and perform basic/intermediate repairs and keep a 2-building building 95 unit property, in good physical condition and appearance. Troubleshoots and performs repairs on issues such as plumbing, minor HVAC, small appliances and various other building, related matters. Paints and repairs drywall. Ensures that building exterior and grounds are well maintained.
- Performs minor plumbing repair such as toilet, faucet, tap kitchen and bathroom repair and replacement
- Basic HVAC maintenance such as low voltage (120 volt or less) thermostat replacement, electrical, blower motor and lower wheel bearing repair.
- Some minor electrical repair such as baseboard heating replacement, light fixture repair/replacement, changing switches and plugs, smoke detectors (i.e. battery replacement or sensor replacement.
- Conducts minor repairs on windows, appliances, locks and door handles. Checks for blown light fixtures or bulbs and repairs or replaces.
- Conducts minor make-ready maintenance on apartments such as painting, drywall patching, mudding, taping, minor flooring and other misc. duties.
- Works closely with corporate office staff and outside vendors on major make-ready maintenance to ensure that make-readies are completed for tenant move-ins. Inspects unit and ensures that vendor’s work is up to standards and everything is working properly.
- Maintains building exterior including basic grounds as required, i.e. snow removal on all sidewalks and entrances to the buildings. Monitors outsourced vendors for snow removal in parking lots.
- Cleans litter from grounds. Garbage control - maintains garbage and recycling area and rolls out garbage bins to pick up area and other adhoc duties.
- Conducts daily inspection of both properties, checks lights, all entry doors to ensure they are working properly as well as exit signs are illuminated.
- Checks for foul orders in both buildings. Checks that the HVAC system is at temperature and airflow in hallways. Check roofs when we have a large amount of rain to ensure we don’t have any leaks.
- Communicates with, orchestrates the work of, and monitors the performance of vendors and contractors.
- Completes work log and submits to corporate office.
- At times, will answer emergency maintenance calls after hours. Must live locally in/near the Selkirk area in order to respond timely. Must carry emergency phone.
- Must look professional and have proper hygiene.

**Profile needed to be successful**
- 2-3 years previous maintenance, handy-man or basic renovation experience or an equivalent combination of knowledge, skills and abilities.
- Painting, taping and dry wall repair experience.
- Basic mechanical experience a plus i.e. water shut offs and main line shut-offs.
- Must be able to prioritize maintenance issues and have ability to adapt to the situation at hand.
- Trouble shooting experience necessary along with the ability to provide creative solutions to problems.
- Job task planning and organizing is imperative.
- Must possess strong, self-motivation. Portrays a professional image.
- Strong communication skills due to frequent contact with management and tenants.
- Must be able to travel to pick up supplies and misc. items. Mileage is reimbursed.
- Ability to be bonded and pass criminal records check

**Job Types**: Full-time, Permanent

Pay: $23.00-$26.00 per hour
