ABOUT THE JOB

RESPONSIBILITIES
- Perform daily walkthroughs, check the equipment, conduct water treatment tests, take various readings.
- Perform routine maintenance, preventative maintenance and minor electrical/mechanical; i.e. changing of light bulbs, tubes, belts, filter changing, lubricating equipment etc.
- Perform minor plumbing tasks including but not limited to faucet repairs, toilet and trap cleaning and un-plugging of sinks, etc.
- Take hydro and water readings where necessary on a monthly basis.
- Perform cleaning and painting tasks in the electrical/mechanical and other areas as directed by Supervisor/Manager.
- Maintain mechanical, electrical rooms and the grounds, i.e. litter pickup etc.
- Perform minor repairs, assembly and installations as required.
- Perform monthly Diesel Generator Testing and Fire Life Safety Testing on weekends and after hours.
- Interact with contractors and third-party vendors, security, housecleaning etc.

QUALIFICATIONS
- Enrolment in the Building Environmental System (BES) Operator Class I & II or equivalent experience;
- Experience in mechanical maintenance and repair and chemical treatment is an asset;
- 1-2 years minimum related experience;
- Great attitude and willingness to learn and work in a team environment;
- Communicate effectively (verbally and in writing) with contractors, tenants and all levels of the operations and management team;
- Become familiar with BAS system and be able to make adjustments;
- Become familiar with the Fire Alarm System and install bypasses when required and put the system back to normal;
- Regularly communicate health, safety and environmental issues or concerns with staff, sub-contractors and client;
- Be able to take action in emergency situation without direct supervision when required and be able to work different shifts as required due to changes in Building Operation. Weekdays 6:00AM or 7:00AM to 3:30PM and 10:30AM to 7:00PM rotating weekly.
- Strictly adhere to the Company’s Health & Safety Plan and maintain a safe environment.
- Assist other staff when required.
- Maintain a professional demeanor at all times.
