Development Manager/owner's Representative

**Position Summary**:
Dominium Group of Companies is seeking an experienced **Development Manager/Owner's Representative** to oversee the execution of a townhome development project in the City of Calgary. This is a pivotal role that requires a seasoned professional with a proven track record in the delivery of low-rise residential developments, particularly townhomes, from design through to occupancy.

**Key Responsibilities**:
**Project Management & Execution**
- Act as the primary point of contact on behalf of the owner throughout the entire lifecycle of the project.
- Oversee all consultants, contractors, and construction management teams to ensure project goals and timelines are met.
- Develop, monitor, and manage detailed project schedules and critical path milestones.
- Ensure adherence to construction contracts, scope, and performance requirements.

**Design Development & Approvals**
- Coordinate with architects, engineers, planners, and municipal authorities to refine project design and secure all necessary development permits (DP), building permits (BP), and approvals.
- Lead consultant team meetings and design reviews to ensure plans reflect Dominium’s vision and value standards.

**Budget & Financial Oversight**
- Develop, manage, and maintain the overall project pro forma.
- Monitor and control project expenditures and ensure timely reporting to ownership.
- Assist in sourcing, negotiating, and managing third-party financing or construction funding draw processes as needed.

**Construction Oversight**
- Monitor progress on-site, attend site meetings, and ensure timely resolution of issues that may impact the construction schedule.
- Review and approve contractor progress draws, change orders, and ensure compliance with contractual obligations.
- Ensure that all construction activities comply with applicable safety, quality, and municipal standards.

**Reporting & Communication**
- Provide regular progress reports to senior leadership outlining status, risks, and mitigation strategies.
- Facilitate stakeholder communications, both internally and with external parties such as regulatory bodies, community associations, and investors.

**Turnover & Close-out**
- Ensure a smooth transition from construction to sales and occupancy phases.
- Coordinate occupancy permits, warranty documentation, and deficiency remediation.

**Required Qualifications**:

- Minimum **10 years** of progressive experience in real estate development or construction management, with a strong focus on townhome or low-rise residential projects.
- Degree or diploma in Real Estate Development, Construction Management, Architecture, Civil Engineering, or a related field is preferred.
- Proven ability to manage multi-disciplinary consultant and construction teams.
- Deep understanding of Alberta’s building codes, planning regulations, and permitting process.
- Strong financial acumen and experience managing development budgets and pro formas.
- Highly organized with exceptional communication and leadership skills.
- Ability to manage multiple priorities under tight timelines.

Pay: $140,000.00-$180,000.00 per year
