Project Manager

The purpose of the role is to provide expert level support to the Director of Projects with Pre-Construction, Procurement and Project Management responsibilities in the residential civil and service side of the company.

Mentor, lead and motivate project management teams through all phases of construction to ensure projects are delivered consistently with approved, pre-development objectives and achieve profitability requirements.

Participates and leads in Strategic Initiatives for Operations and Project Management processes including the adoption and optimization of software and construction technology. Identify and develop project objectives/requirements to align with service requirements, in concert with the Directors.
- Develop and negotiate prime and sub-contract agreements.
- Analyze and understand contract terms and conditions, identify risks and opportunities and develop/implement plans to mitigate risks and capture opportunities.
- Develop and maintain effective relationships with partners, consultants, community stakeholders, and government authorities.
- Stays current on trends and events in the multi-family residential market which impact the potential success of our projects.
- Keep up to date on local competition, market conditions and relevant development by-laws, regulations, and guidelines.
- Develop and foster relationships with senior management, accounting, customer service, design, and construction personnel.

**2. Pre-Construction**
- Work with Director of Projects and consultant team to bring projects from precon and estimation to IFC ready status.
- Develop and Manage CM Pre-Construction timelines and residential services.
- Collaborate with architects, design consultants and key construction personnel through constructability review bearing in mind, material prices, availability, quality and logistics and construction methods.
- Take lead on developing effective and complete IFT and IFC Document packages.
- Develop and estimates and preliminary cashflow projections
- Monitor construction documents for compliance with objectives and municipal permitting requirements.
- Lead all Procurement and buy out process to ensure full scope coverage and accurate budget creation before construction.
- Attend or facilitate pre-award meetings with suppliers and sub-trades before finalizing agreements.

**3. Construction, Close-out and Warranty**
- Attend or facilitate pre-award meetings with suppliers and sub-trades after tendering stage.
- Attend or Facilitate Project startup meetings.
- Review and process shop drawings, RFIs, Site Instructions and Change Orders.
- Track and monitor the project budget and develop accurate cost reports and projections.
- Attend or facilitate regular project team meetings as required.
- Prepare for and facilitate monthly OAC meetings.
- Prepare accurate quarterly project reports for internal review.
- Analyze and understand drawings and specifications, identifying and resolving constructability issues throughout the project.
- Develop and manage Master Schedule.
- Be actively involved in the development, management, and success of the projects’ safety culture and plan.
- Proactively manage quality control and quality assurance.
- Work collaboratively with sub-contractors, consultants, and clients.
- Manage the close-out and warranty periods for projects.
- Facilitate project postmortem and Integrate lessons learned into future business processes.
- Facilitate/conduct post occupancy Evaluation and Integrate lessons learned into future business processes.

**Salary**: $85,000.00-$120,000.00 per year

- Bachelor's Degree (preferred)

**Experience**:

- Project management: 5 years (preferred)
