The Pod Group is partnering with us in search of a diligent, hands-on, and organized individual to fulfill the role of the Facility Service Technician.
**POSITION OVERVIEW**
The Facility Service Technician is responsible for performing scheduled and emergency maintenance and repairs across all properties in a timely manner, while ensuring compliance and the safety of residents. Ensure a clean and safe environment with an emphasis on promoting a high level of responsiveness to maintain resident satisfaction.
**ROLE OVERVIEW**
In this role, you will have the opportunity to:
**Maintenance**:
- Perform a variety of maintenance and repair functions throughout the buildings, including common areas, grounds, and vacant and occupied units.
- Maintain stock rooms by determining maintenance supplies and equipment needs for the operation of the buildings and grounds, preparing the necessary work orders to procure supplies and equipment and maintain orderly stockrooms for easy access of supplies.
- Monitor the quality of work carried out by contractors as requested and report any deficiencies to management.
- Act in a proactive manner, which may include repairing minor deficiencies as they are noticed and reporting all other deficiencies to management.
- Assess maintenance issues, parts, vendors, and time required to complete maintenance/repair.
- Identify/clarify issues and analyze factors or causes contributing to the issue.
- List components and activities required to control or repair the problem.
- Review daily work schedules to ensure priority issues are addressed.
- Receive, review, and address approved work orders.
- Utilize the property management system for data entry and building and maintaining work orders.
- Clean after waste pick-up and move bins in/out for waste collection.
- Ensure confidentiality of personal resident information, including any information that may be passed on to various trades, contractors, and suppliers.
**Resident Service**:
- Create a positive resident experience by promoting a sense of home and community.
- Deliver correspondences to residents from the head office.
- Perform work in such a manner to minimize resident inconvenience and disruptions.
- Ensure all work sites are left in safe and clean conditions.
- Act quickly and support in the resident turnover process, ensuring that all repairs, cleaning, and final lock changes are completed prior to move-in of next resident.
- Participate in the mandatory on-call rotation, ensuring availability for emergencies after hours during evenings and weekends.
- Other duties as required.
**QUALIFICATIONS & SKILL SETS**
- Degree or Diploma in technical trades from a recognized post-secondary institution.
- Minimum 3 years of experience as a trades maintenance technician.
- Valid driver's license and safe driving record with a maximum of 3 demerit points.
- Minimum of $250,000 liability insurance and current vehicle registration.
- Health and safety knowledge with respect to buildings (i.e., flooring, windows, doors, lighting, exposed wires, walls, stairs, railings, etc.) and outdoor spaces (i.e., sidewalks, fences, gates, playgrounds, etc.).
- Effective communication and interpersonal skills, with the ability to create a positive resident experience through customer service, promoting a sense of home and community.
- Demonstrated ability to handle conflict and adapt/respond to different types of personalities.
