To help fulfill its mission, LOFT is hiring a **Maintenance Worker.**
**Job Summary**
The Maintenance Worker is responsible to maintain a clean, safe environment within St. Anne's Place through performing general maintenance and regularly scheduled cleaning. This is a unionized, full time permanent position. In addition, the Maintenance Worker will assist and support the Personal Support Staff with any emergencies arising related to clients.
**St. Anne's** is a 110-unit high-rise building on Dufferin near Dundas Street, offering affordable housing in self-contained studio and one bedroom apartments. The goal of St. Anne's Place is to provide a friendly and supportive community for self-sufficient singles and couples. St. Anne's Place provides a solution for men and women aged 59+ who want to live independently but may require some support. Residents live comfortably and independently with access to the services they need when they need them. The atmosphere is congenial, making St. Anne's a friendly and supportive community for high risk seniors with mental health, addictions and physical challenges who are homeless. St. Anne's residents come from diverse backgrounds and have a wide range of interests and needs. There are many opportunities for friendship and social interaction; however, each resident is free to choose his or her own balance of privacy and the level of social involvement that suits them best.
**What You Will Do**
The Maintenance position is responsible for the upkeep and physical appearance of the program properties, (some of which are designated as historic sites), which provide housing and other services to LOFT’s clients, by:
- Checking and conducting regular visual inspections and tests on the building’s systems (e.g. Heating/cooling, elevators, plumbing, electrical, fire, security, pest control and others), the equipment and grounds to ensure that all is operating according to established standards or checklists; recording and noting findings, reporting on any defects or required repairs, recommending alternatives to expensive repairs;
- Monitoring and reporting on the state of cleanliness and janitorial services in each property;
- Cleaning of common areas, washrooms, and garbage removal
- Conducting a variety of small repairs or renovation projects on the buildings as needed, as assigned or as a result of the physical inspections, such as: plumbing, pest control, grounds keeping, furniture assembly, painting/staining, shingling, drywall and plastering, electrical, door locks, equipment and appliances; moving furniture, equipment and files as requested/required;
- Arranging for independent contractors for specific, complex or time consuming repairs as directed; supervising and/or inspecting the worked performed for timeliness and quality; responding to and performing basic repairs in tenant’s apartments;
- Assisting with the review of project priorities and repairs to designated properties, and the development of preventative maintenance plans and schedules for property inspections; assisting in determining the budget for repairs and supplies;
- Providing input into property maintenance policies and adhering to the standards established for fire and building safety, storage of equipment and cleaning supplies;
- Maintaining records of all inspections, maintenance costs, types of repairs and renovations completed; purchasing assorted cleaning, maintenance, building supplies and equipment as required; maintaining records of work orders and other information as needed;
- Performing other related duties as assigned.
**What You Bring**:
Must Haves
- Excellent knowledge of property maintenance and repair and of a building’s operating systems as acquired through skilled trades apprenticeship programs and/or a minimum of 3 years of experience in performing general maintenance duties on houses and large, multi-level properties and institutions.
- Technical skill and the physical ability to perform a wide variety of general building repairs including; electrical, heating/cooling, plumbing, drywall, tiling, painting, carpentry, small appliances and shingling.
- Knowledge of building safety and other codes.
- Ability to estimate project costs, determine necessary repairs and to select and provide direction to other general contractors.
