Overview:

- The Building Serviceperson 1 performs general repair, maintenance, renovation and alterations of University buildings, furnishings and structures, contributing towards providing a safe and accessible, invitingly clean and comfortable, functionally-enriched and well-maintained campus environment through service excellence.

**Responsibilities**:

- Strategic Planning

Supports strategic planning efforts addressing stewardship responsibilities and long-term sustainability of the University’s campus, facilities and infrastructure and maximizing opportunities for efficient delivery of campus services and optimal investments in University-wide infrastructure.

Operations

Performs assigned work within assigned facilities, including but not limited to:

- Constructs, renovates, repairs and makes alterations to structures made of wood, concrete and other materials in University buildings, furnishings and structures
- Installation and maintenance of drywall and framed steel stud partition walls, interior partitions, suspended acoustic ceilings, doors and door frames, building envelope components including flat and peaked roofing systems, glazing and caulking, foundations, blockwork, and forming
- Installation and maintenance of interior finishes including vinyl flooring, baseboards, ceramic tiles, carpet, counter tops, mounting of finishes (white boards, chalk boards, paper towel dispensers, etc.), washroom partitions, etc
- Layout, hanging and maintenance of all types of doors and windows, including servicing and maintaining both standard doors and windows as well as curtain wall systems
- Furniture fabrication, maintenance and repair
- Layout and installation of concrete formwork
- Fabrication and lamination of specialized counters and work top surfaces; handling, cutting, installing and servicing glass products and associated hardware; fabricating, installing, and servicing specialty products; coordination of work assignments, and elements of design for special projects as required
- Provides trade and job instruction as well as work direction to other classifications. May coordinate work among other classifications
- Health & Safety

In consideration of the University’s commitment to the safety and well-being of all faculty, support staff, students, and visitors, responsible for ensuring University facilities and departmental activities are compliant with all applicable legislation, regulations, codes and standards related to facilities operations as well as occupational health and environmental safety. Active in health and safety and incident prevention by adhering to departmental policy, procedures and safe work practices required by the University health, safety and environment management system (HSEMS), and in accordance with relevant health and safety legislation, developing and enhancing a safety culture among support staff.

Other

Performs other related duties and responsibilities as assigned and supports departmental activities, including performing work of other classifications within scope of trade practice, level of incumbent’s
capability/ competency/ skills, and/ or regulatory requirements. May perform work of a lower classification/ pay band.

Qualifications:

- Minimum of an Ontario Secondary School Diploma (OSSD) or equivalent
- Licensed General Carpenter with Certificates of Qualification and Certificates of Apprenticeship in the Province of Ontario
- Minimum five (5) years recent experience as a licensed carpenter, experienced in industrial, commercial and/ or institutional building construction, renovation, maintenance and repair
- Work experience within major institutional sector(s), such as education, post-secondary education, medical/ hospital or related construction industry, may be preferred
- Must be customer and team oriented, as well as self-motivated and able to work successfully with mínimal supervision
- Demonstrated and in-depth understanding of all related tools, shop equipment, repair and joinery techniques involved in building envelope, interior and furniture maintenance
- Ability to read and interpret blueprints and drawings, make accurate material takeoffs and estimates, and write summary reports of condition assessment surveys when necessary
- Possesses a valid Ontario class 'G' driver's license or equivalent
- Working/ field knowledge covers theory, field experience, reading and working from design prints,and be fully conversant in the Ontario Building Code and Ontario Fire Code
- Routine physical activities include standing, walking, bending, crouching, stooping, reaching, lifting and carrying light (up to 5kg or 11lb), medium (5 to 20kg or 11 to 44lb), and/ or heavy (over 20kg or 44lb) objects
