**Position Overview**

As one of Canada’s largest private industrial developers, Beedie is excited to be growing our team We are currently seeking Project Managers to join our expanding team managing various Beedie projects. Responsibilities include overall construction performance including all aspects of pre-construction and construction, involving planning, scheduling, administration of contracts, supervising, and project reporting.

**Key Responsibilities**
- Lead planning and implementation of assigned projects
- Provide mentoring and management guidance to Project Team, conduct annual reviews for direct reports
- Together with Project Management team lead Project Management process improvement initiatives
- Ensure that site safety & environmental assessments and start up documentation is in place prior to the commencement of work on site
- Monitoring of the site-specific safety inspections reports and provide assistance to site to resolve subcontractor / supplier safety issues as required
- Participate in the review of the project estimate, schedule development, and constructability reviews with Design & Development Team during the Preconstruction period
- Participate in the handoff meeting from development to construction
- Work with a project coordinator & estimating to prepare and issue the project tender packages, including scopes of work customized for the specific project
- Review and assist project coordinators in the bid analysis reviews, which are used to award the various project subcontractor and supplier contracts
- Review budgets and develop schedules
- Coordinate with Design for project planning
- Provide input on the head contract and subcontracts per the requirements of the project
- Define the project approach, scope and deliverables, and manage stakeholder and client expectations
- Manage project resources, internal staff, external sub-contractors, and suppliers to accomplish the business objectives
- Oversee the project team to ensure their timeliness, budgeting, scheduling, and quality standards are met
- Collaborate with site operations to plan, manage and track the self-performed work carried out by Beedie’s own work crews
- Take a Leadership role in the respective Project status & planning meetings
- Manage operational hand-off deliverables, post implementation review and participate in project post mortems
- Approve all invoices processed by accounting and also ensure that the project closeout meets the holdback requirements
- Resolve all subcontractor invoicing issues as required
- Conduct a monthly cost report review using accounting software to forecast all project costs
- Provide a monthly cash flow forecast
- Provide mentoring and guidance to project coordinators and junior staff
- Incorporate the construction department project management standards, procedures and processes in all aspects of this project
- Participate in final inspection of the project along with the Property Management department and have the project team correct any remaining deficiencies
- Manage the Project Coordinator to provide completion operational and maintenance manuals
- Work with the property management team to address any construction related issues that arise after the completion
- Complete periodic reviews of the completed buildings to review and implement ongoing quality control measures into any future designs and projects

**Desired Skills and Experience**
- Post-secondary education in a related Engineering designation and / or Construction Management program, or equivalent experience
- Minimum 3 years as a **Project Manager** supporting industrial or commercial projects
- Excellent leadership skills and experience mentoring, managing, motivating and developing staff
- Experience with complex projects with a budget of $10m+
- Demonstrate ability to effectively manage, timelines and budgets to ensure delivery of project objectives
- Previous experience in developing detailed project plans using project management tools and methodologies
- A track record of building successful teams, effectively motivating people and maintaining effective relationships with clients, owners and consultants
- Strong negotiation and management skills
- Strong planning and execution skills
- Superior analytic, problem solving and judgement skills
- Demonstrate ability to effectively communicate ideas and actions to those at all levels of the organization
- Experience with process redesign, process mapping and documentation
- Ability to thrive in a fast paced, challenging and constantly changing work environment
- Strong technical skills (Word, Excel, PowerPoint, Outlook)
- Experience with Procore would be preferred
- Thorough knowledge of construction accounting practices
