**Position Summary**

The Assistant Residential Manager is a building caretaker, responsible for supporting and assisting the Residential Manager, the general upkeep of the building, renting suites, coordination of move-in/outs and maintaining positive relationships with the tenants. This position requires a strong work ethic with a high level of professionalism and excellent organization and communication skills. In the case of emergencies such as fire, flood, etc., the Assistant Residential Manager is to contact the Management team immediately.

**Responsibilities Leasing**
- Perform the overall leasing and resident relations functions at the property, evaluating and monitoring metrics that include vacancy, sales, renewals, move-in, move-out, notices, etc.
- Participate in the full leasing process; securing appointments to view the property, conduct property tours, show available suites to prospective residents
- Facilitate the signing of all leases, schedules, assignments, and addendum forms. Knowledge of Yardi Voyager and Rent Café is seen as an asset
- Communicate and work with Property Manager to ensure suites are delivered on time and as promised, providing move-in inspections and new home orientation with new residents

**Administration and Reporting**
- Issue and deliver notices such as: Violation Notice, Notice to End Tenancy, Notice to Enter, Notice of Renewals, by an approved method of service
- Maintain all resident information received in accordance with privacy rules and regulations
- Responsible for ensuring all property management policies, procedures, and operations are executed to Amacon's standards
- Provide administrative support as required
- Ensure maintenance of office supplies, document scanning, photocopying, etc.
- Act as a relief manager, as required

**Customer Service**
- Handle all inquiries, feedback, complaints or concerns professionally and courteously
- Uphold Amacon's operation standards, acting as a brand ambassador for our residents, co-workers, vendors, and the public
- Organize resident engagement and retention events and activities at the property based on your target market, with a view to developing relationships with residents

**Accounts Receivable**
- Complete rent collection, striving for zero arrears each month
- Serve all legal documentation pertaining to non-payment of rent and/or further landlord/resident process or litigation as directed and in compliance with the British Columbia _Residential Tenancy Act, _as amended from time to time
- Assist the Resident Manager with collection of delinquent rents
- Administer any required British Columbia _Residential Tenancy Act _province-specific documents followed by processing all legal actions as per the provincial guidelines
- Ensure that all outstanding debts are sent to collections following Amacon procedures

**Maintenance & Cleaning**
- Coordinate reservations of elevators for move ins and move outs
- Maintain cleanliness and neatness around all common areas
- Pick up litter and sweep and/or hose stairwells, sidewalks, courtyard, and checking floor drains for debris daily
- Ensure exterior is presentable, light fixtures are working properly and change any burnt-out light bulbs
- Mow and rake grassed areas as required
- Rake grass and garden area as required
- Power wash (as required seasonally)
- Shovel snow & salt walkways (as required seasonally)
- Clean after weekly garbage disposal and recycling
- Sweep, vacuum, change interior lightbulbs
- Inspect all vacant suites weekly to ensure suites are in optimal condition for showings/appointments
- Actively monitor deficiencies in suites and common areas and produce work orders
- Educate residents on availability of Rent Cafe portal to enter service requests
- Ensure resident satisfaction and external contractors are compliant to work order
- Follow-up with residents after maintenance work to ensure job completion and satisfaction
- Assist with move in, annual, periodic and move out suite inspections, as required

**Experience & Qualifications**
- Education: University degree or diploma in a relevant field would be an asset
- Experience: 1-3 years experience in building operations and property management of residential properties
- Basic knowledge of general maintenance procedures, budgeting principles, HVAC/electrical/mechanical systems, and life-cycle costing and be able to work independently and take full ownership of responsibilities
- Working knowledge of the British Columbia _Residential Tenancy Act, _British Columbia _Employment Standards Act, _British Columbia _Fire Code _and British Columbia _Workers Compensation Act _and _Occupational Health and Safety Regulation_
- Self-starter with high degree of initiative, flexibility, and professionalism
- Demonstrated and verified strong ethical practices
