**Commercial Acquisition & Leasing Associate**

**Position Summary**

We are seeking an experienced and dynamic Commercial Acquisitions and Leasing

Associate for our Real Estate Brokerage to work on exclusive mandates provided by the firm.

In this position, you will take a leading approach working directly with the President/Broker of

Record and senior management. You will utilize your detailed knowledge of the real estate industry, regulatory compliance and sound decision-making skills.

- residential apartment properties. Continuously improve the sales process, but also ensure that appropriate respect and attention is given to the other functional areas of the Brokerage, and our clients, with whom they must interact to accomplish their mission
- Prepare financial models to forecast cash flows, investment returns and the viability of acquisitions and development projects.
- Calculation of NER on a lease transaction
- Maintain detailed records in CRM database
- Modeling, analyzing and evaluating of investment, development and disposition opportunities.
- Perform in-depth economic and demographic research and analysis for identified new opportunities and target real estate markets to guide investment decisions.
- Draft investment summaries, recommendations and presentations for Investment Committee and Client approvals.
- Review, summarize and incorporate third party analysis (i.e. engineering, cost consultants, geotechnical reports appraisals, building condition assessments, etc.).
- Work with senior staff members in the verification and coordination of due diligence activities involving financial, property tax analysis, rent surveys, lease audits and arranging of third-party reports.
- Participate in the review of new deals/developments and coordinate with internal/external groups to support cash flow assumptions.
- Develop relationships with internal groups to support the underwriting of real estate investment opportunities.
- Build network, and interface with real estate professionals within the investment community to acquire current knowledge of each investment, including information related to investment trends and markets.
- Be responsible for the leasing/and strategic merchandising of a specific portfolio of commercial real estate space;
- Lease retail projects, and, coordinate efforts of leasing team towards attaining leasing targets and project plan;
- Provide input and direction on new and existing sites with respect to feasibility and availability of leasing in respective markets;
- Negotiate and consummate, as the case may be, Lease Proposals, Offers to Lease and Leases in collaboration with and under the direction of Senior Management;
- Direct Legal to prepare appropriate documents, review and deliver documents to the client;
- Ensure accurate approval process tracking of all documents;
- Strengthen industry contacts and become familiar with retailers’ concepts/stores;
- Maintain rapport with, and service, designated tenant accounts;
- Monitor all existing tenancies and expiries. Negotiate and complete extension agreements;
- Track cold calls (canvassing prospective tenants and site or market visits);
- Maintain leasing activity database on a daily basis, including updating vacancies;
- Maintain good rapport with Asset Managers, Property Managers and Tenants; meet with them on regular basis;
- Understand markets, projects, and sites thoroughly; includes periodic site visits, coordinating proforma updates, and coordinating leasing site plan updates;
- Keep stakeholders (according to procedures) informed about tenant or project issues;
- Provide input, strategies, and direction on vacancies with respect to the feasibility and availability of leasing in the respective market, as well as monitoring the execution of same by leasing team members;
- Coordinate with construction department and tenant coordination (or PM’s, where applicable) to ensure any construction work required under the lease is satisfactory to them and to ensure that all timing requirements and other conditions under the lease agreements are being met;
