Position Overview
Reporting to the CFO, the Director of Investments will lead strategic investment planning and execution in alignment with Basecamp goals, utilizing market research and industry relationships to identify real estate opportunities. This role involves overseeing due diligence, negotiations, and acquisitions, managing portfolio performance, fostering industry relationships, and mentoring a team for successful execution of investment strategies.

**Salary**: $100,000 to $130,000 annually
**Location**: Calgary or Canmore

Key Responsibilities
- Develop and implement investment strategies and objectives aligned with the Basecamp's overarching goals and risk tolerance.
- Identify and evaluate new real estate investment and development opportunities using market research, industry relationships, and deal sourcing efforts.
- Conduct comprehensive due diligence on potential investment deals, including financial analysis, market research, and property/land inspections.
- Negotiate purchase agreements and other legal documents with sellers and brokers.
- Oversee the acquisition process from initial identification to closing, coordinating with internal departments such as legal, accounting, and construction.
- Collaborate closely with internal teams, including legal, finance, and construction, to ensure successful project execution.
- Manage and monitor the performance of the company's real estate portfolio, analyzing financial and operational metrics.
- Provide regular reporting and analysis on portfolio and investment performance to senior management and investors.
- Cultivate and maintain relationships with industry professionals, including brokers, lenders, and investors.
- Mentor and manage a team of analysts and associates to ensure the successful execution of investment strategies.
- Establish effective and well-organized investment processes.

**Requirements**:

- Strong leadership and team management skills.
- Proven track record of successfully executing real estate investment strategies and delivering strong financial returns.
- Strong understanding of financial analysis, including proficiency in Excel and financial modeling.
- In-depth knowledge of real estate markets, trends, and investment opportunities.
- Excellent negotiation skills and experience in structuring and closing real estate transactions.
- Ability to conduct thorough due diligence, including market research and property inspections.
- Excellent communication and interpersonal skills, with the ability to build and maintain relationships with internal and external stakeholders.
- Ability to work effectively in a fast-paced, dynamic environment and manage multiple projects simultaneously.
- Proactive mindset with a focus on problem-solving and driving results.
- Familiarity with legal and regulatory aspects of real estate transactions.
