**Financial Analyst**

Under the direction of the Controller, the Financial Analyst will support the organization with the provision of monthly cost analysis that actively challenges the business, the development and tracking/interpreting of KPIs, proactive identification of business opportunities for cost savings/revenue generation and assist with new projects and ad hoc analysis. They will support the month end financial close process accordingly, along with providing year end support to external auditors/accounting.

**Key Responsibilities**:

- Deliver monthly cost analysis as it relates to operations, marketing, and leasing departments.
- Develop, track & interpret KPIs to give a clear understanding of departmental performance.
- Provide variance analysis to departmental actual results compared to budgets.
- Proactively identify and recommend process improvements, cost saving opportunities.
- Assist with new project business case analysis and ROI calculations on post implementation.
- Contribute ideas and participate in development projects to enhance revenue or reduce costs.
- Provide ad hoc analysis as needed.

**Education and Experience**:

- Post-secondary education in a related field, such as Commerce, Finance and/or Accounting.
- 1-2 years of accounting experience in Residential property management preferred.
- 2-3 years experience, preferably as a financial or project analyst.
- Ability to perform analysis and present information with clear conclusions, and recommendations.
- Experience with data analysis and visualization tools is preferred.
- Excellent analytical and problem-solving skills.
- Excellent written and verbal communication skills
- Intermediate knowledge of Microsoft Office, Microsoft Excel, Power Platform - eg. Power Apps, Power BI, Power Automate.
- High level of critical and logical thinking, analysis, and/or reasoning to identify underlying principles, reasons, or facts.
- Able to work well under pressure and meet set deadlines.
- Excellent organizational, time management and prioritizing skills.
