**What Your Day Will Look Like**

As Financial Analyst, you will provide detailed financial and business analysis and make recommendations to aid in the success of Southwest's operations and financial planning. This role reports directly to the Manager, Finance.

**Hours of Work**: Full-time day hours, Monday-Friday.

**Work Location**:Southwest Properties Office.

**What You'll be Responsible For**
- Prepare, maintain, and review complex financial modelling and pro forma analysis on real estate developments and acquisitions.
- Project and reconcile cash flows and cash requirements for various lines of business.
- Assemble data and prepare materials (i.e., Management's Discussion and Analysis, Quarterly Turnover Reports, etc.) for Advisory Board, Risk Committee, and Senior Management meetings.
- Maintain and update a schedule of the company's mortgage portfolio and manage annual lender reporting and compliance requirements.
- Perform internal and external benchmarking of company's operational performance.
- Analyze and review loan documents of proposed financings.
- Liaise with lenders and third parties (appraisers, lawyers, etc.) during transactions.
- Perform market research and maintain current knowledge of real estate trends, construction, housing markets, real estate technologies, etc.
- Complete financial analysis and modelling/ad hoc projects related to the role as they arise.

- Prior experience in either real estate or property management is considered an asset._
- Exceptional analytical and problem-solving skills.
- High attention to detail with a focus on quality.
- Advanced Excel and working knowledge of MS Office Suite.
- Exceptional written and oral communication skills.
- Exceptional interpersonal skills.
- Strong financial modeling skills, including IRR, ROI, and amortization schedules.
- Ability to interpret legal documents for financings and acquisitions/disposition.
- Ability to perform assigned duties with some supervision and coaching.
- Proven ability to plan, organize, and prioritize work.
- Ability to perform with high integrity and respect the private and confidential nature of the duties.
- Prior experience using Yardi Property Management software is considered an asset.
