_**About the role**_

Filament Realty Management Inc. is a full-service residential leasing and property management company. This fast-paced and quickly growing company manages condominiums, single-family dwellings and multi-plex buildings throughout the Ottawa & surrounding area.

The **full-time Property Coordinator & Leasing Representative** will work closely with all members of the team to manage day-to-day operations of property management and general administrative needs. This involves daily coordinating with tenants, landlords, contractors, other leasing representatives, and team members. The key responsibilities of the Property Coordinator & Leasing Representative include, but are not limited to:
**Core Responsibilities**
- Property Management_
- Assist in the collection of rent by preparing late rent notices and corresponding with tenants to ensure prompt payment
- Coordinate required maintenance work at various properties (including scheduling and liaising with all parties).
- Material sourcing for various department needs (including construction trade quotes, material orders and acquiring materials for unit/property repairs and upgrades)
- Ensure properties are in good repair by addressing tenant complaints, requesting owner authorizations, following up on repairs, contracting landscaping and snow removal companies and enforcing rules of occupancy
- Maintaining detailed maintenance records through property management software
- Preparing electronic document signing packages
- Leasing_
- Giving appropriate notice in the case of occupied units prior to viewings
- Conducting showings of rental units
- Erecting signs and lock boxes at listed properties, and collecting them once rented
- Coordinating signing of lease agreement and payment of rent deposits
- Liaising with the tenant up to move in
- Completing leasing paperwork and performing clerical duties required for the role
- Conducting move-in/move-out inspections and arranging key handover/pick-up
- Assisting qualified prospective tenants in finding desired rental

**Required Qualifications**
- English/French bilingualism (asset)
- Minimum 3 years of experience in property management and/or residential leasing (**required**)
- Very strong proficiency in computer software and technology, including Microsoft Suite
- Must have a valid driver’s license (**required**)
- Highly dependable problem-solver
- Excellent communication, interpersonal and time management skills
- Ability to work autonomously with mínimal supervision
- Organizational skills, ability to multi-task and prioritize
- Interacts and engages in a friendly and professional manner with potential and current tenants and clients
- Experience with the following systems considered an asset: Buildium, DocuSign_

**Job Type**: Full-Time

**Salary**: $45,000/year + Commission + Bonus structure

Schedule: Monday to Friday with weekend and after hours availability required - for emergency maintenance calls and arranging property viewings

Location: Ottawa, ON
