**Planning Consultant / Development Manager - Land Development (Cochrane/Calgary)**

**About the Opportunity**

We are seeking an experienced and driven **Planning Consultant / Development Manager** to lead and manage the rezoning, permitting, and early-stage development processes for a multi-parcel residential and commercial project in **Cochrane, Alberta**. This role is ideal for someone who thrives in a fast-paced, hands-on environment and brings a strong understanding of municipal planning, land use bylaws, and real-world project delivery in Alberta.

**Key Responsibilities**
- Lead and manage the **Land Use Amendment (rezoning)** and potential **Statutory Plan Amendment** processes for multiple parcels.
- Prepare and coordinate submissions for **Development Permits and Building Permits**, ensuring timely and complete documentation.
- Liaise with the **Town of Cochrane** planning staff, engineering and utility departments, and external stakeholders to clarify requirements and timelines.
- Support the procurement and coordination of site studies (traffic, stormwater, servicing, geotechnical, etc.).
- Assist in cost estimating, proforma forecasting, and sourcing contractor quotes.
- Develop and maintain a detailed **project calendar and critical path schedule** from submission to construction.
- Ensure compliance with the **Neighbourhood Plan**, land use bylaws, and development regulations.
- Engage in stakeholder consultations and community meetings if required.
- Represent the project team in meetings with the Town, consultants, and potential financial or strategic partners.

**Qualifications**
- Degree or diploma in **Urban Planning**, **Land Development**, **Real Estate Development**, **Engineering**, or a related field.
- 2-5 years of experience in land development, urban planning, or municipal approvals in **Calgary, Cochrane, or similar Alberta municipalities**.
- Familiarity with **Cochrane’s Land Use Bylaw**, off-site levies, and development review processes is a strong asset.
- Demonstrated ability to coordinate multidisciplinary teams and manage timelines.
- Excellent communication, organizational, and documentation skills.
- Strong references from prior development projects in Alberta.
- Local knowledge and **existing relationships with planners, engineers, and trades in Cochrane or Calgary** highly preferred.
