We need a civil engineer to complete our workflow and help us scale from 12 projects next year to doubling or tripling annually. Our mission: build affordable housing, high quality, fast. You'll coordinate closely with our surveyor, architect, and project manager—the permit success isn't on your shoulders alone, but your civil package is a critical piece of the puzzle. What You'll Own Team Coordination Work seamlessly with our surveyor, architect, energy modeler, and project manager Integrate your civil package with the overall permit submission Participate in design reviews to catch issues early Concept to Permit (Target: ≤30 days) Lot grading & drainage plans (stamped) Site servicing & utility plans (stamped) Stormwater management & erosion control briefs (stamped) Traffic/landscape/lighting memos when required Permit Management Respond to municipal comments within 48 hours Iterate until permit issued (goal: first-pass approval) Construction Support Two key site visits (pre-pour, final grading) Final compliance letter for occupancy Compensation Structure Base: Fixed fee per project (quote your rate for a typical 5-plex) Speed Bonuses: +5% if submitted within 30 days +10% if permit approved on first submission Volume: 10+ projects year one, scaling rapidly Career Track: Top performers transition to salaried Principal Civil Engineer with generous bonus structures.  Must-Haves P.Eng. licensed in Nova Scotia + Certificate of Compliance 3+ years civil site design (grading, drainage, servicing) for residential/light commercial Proven sub-60-day permit approvals in HRM or comparable NS municipalities Proficient in Revit (preferred) or Civil 3D Fluent with HRM Municipal Design Guidelines, rational method, LID techniques Self-managed and comfortable with "ship perfect, ship fast" culture Nice-to-Haves Basic Part 9 structural sealing capability CMHC MLI Select experience Exterior lighting/photometric design skills Multi-discipline capability: We also need occasional electrical, HVAC, structural, and plumbing engineering (less frequent than civil). If you can handle any of these disciplines, it's a major plus for workflow integration.
