Maintenance Operations Manager Ottawa

The role of the Maintenance Operations Manager is crucial to our operations. They are responsible for the physical upkeep, safety, and well-being of the building, and its residents.
The ideal candidate will possess strong interpersonal skills, be able to provide polished and professional customer service, and effectively work with colleagues from different departments, as well as a diverse tenant clientele.
This position offers a competitive salary in the range of $60,000 - $80,000 per year, depending on experience. Additionally, you will receive benefits, including health insurance, retirement savings plan, and paid time off.
Responsibilities:
- Be reachable 24 hours a day, 7 days a week for emergencies;
- Organize cleaner's tasks with the building manager every morning;
- Ensure that all utilities are functional;
- Secure all doors and ensure they function properly at all times;
- Send daily reports/checklists to the building manager and director of maintenance;
- Clear garbage & recycling bins;
- Update and monitor lift systems;
- Send weekly report/checklist to the director of maintenance;
- Ensure all lights are working and make necessary changes to timers;
- Change motor belts at the beginning of every season;
- Coordinate window cleaning and carpet cleaning;
- Schedule maintenance appointments;
- Replace air filters in each unit (yearly);
- Close building windows in common areas and vacant units;
- Set building temperature;
- Remove snow from main entrance and garage entrance;
- Salt entrance way, sidewalk, and garage door;
- Lock and close pool following building guidelines;
- Clean and install winter carpets;
- Open pool following building guidelines and clean accordingly;
- Remove winter carpets;
- Perform move-in/out inspections;
- Promptly turnover vacant units;
- Unblock & clean garbage shoot;
- Report incidents;
Requirements:
- Minimum of 2 years' experience in a similar role;
- Availability to move into the building;
- Knowledge of general maintenance and building codes;
- Good judgment, problem-solving skills, and attention to detail;
- Proficiency in MS Outlook;
- Bilingual (French and English) preferred.
