Reporting to the Operations Supervisor, the Building Operator, Level 3 plays a vital role in ensuring the safe and efficient operation of assigned buildings.

This entry- to junior-level position is responsible for operational and technical support, including installation, repair, and maintenance of climate control and other mechanical systems within a building.

The primary objective of this role is to ensure that the assigned building is being managed and maintained in a safe and environmentally responsible manner, and to the highest level of operational efficiency.

Responsibilities:

  • Installation, repair, and maintenance of climate control and other mechanical systems within a building;
  • Overseeing preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, thermal storage tanks, window blinds system, light systems, roofing, and life safety systems;
  • General maintenance tasks including painting, housekeeping such as sweeping, mopping, dusting, and pressure washing;
  • Assisting with environmental assessments and reporting;
  • Participating in the corporate occupational health and safety program;
  • Monitoring computerized control systems;
  • Responding to tenant service requests;
  • Staying up-to-date with new industry practices, legislative changes, and technologies;
  • Other assigned duties.

Qualifications:

  • 1 year of direct work experience in a building operations or related field (asset but not required);
  • Knowledge of building systems, including HVAC, plumbing, electrical, BAS, and life safety systems;
  • Proficiency in MS Office applications;
  • Effective communication and interpersonal skills;
  • Maturity and self-motivation, with a commitment to personal growth and ethical integrity;
  • Ability to allocate time effectively, manage multiple demands, and prioritize tasks under pressure;
  • Results-oriented and detail-focused;
  • Strong administrative and organizational skills, ensuring accurate and timely records and documentation.

Working Conditions:

  • Work in a moderate to high-stress environment during emergency or conflict situations;
  • Occasional involvement in repairs or maintenance in inclement weather or uncomfortable working conditions;
  • After-hours emergency situations may require direction or attendance;
  • Requires moderate physical effort and ability to move quickly in emergency situations.

The estimated annual salary for this position is between $50,000-$70,000 depending on location and experience.
