Property Management Specialist

CIE Property Management & Consulting is a renowned property management company that provides condominium property management and consulting services with a focus on efficiency, customer service, and concierge-level services.
Job DescriptionThis role involves managing and overseeing the daily operations of a portfolio of properties in the eastern part of Toronto. The portfolio consists of 3 or 4 buildings in the Regent Park area. The successful candidate will be responsible for:
- Developing a strong working relationship through regular communication with owners and trades;
- Directing and supervising superintendents, cleaners, security officers, and other onsite personnel;
- Creating, presenting, and managing the budget for the Condominium Corporation, including capital expenditures with profit and loss responsibility;
- Chairing Board of Directors meetings, both annual AGMs and on a monthly/quarterly basis;
- Preparing AGM packages and reports for Board of Directors meetings;
- Preparing recommendations for repairs and coordinating with trades to complete;
- Ensuring maintenance standards through personal inspections of both interior and exterior of property and projects;
- Ensuring the Condominium Corporation property meets Occupational Health and Safety Act and other applicable legislation;
- Ensuring Condominium Corporations insurance policy is renewed in a timely manner;
- Keeping maintenance logs and checklists up-to-date;
- Composing and processing various documents, reports, and correspondence to unit owners, residents/tenants, Board of Directors, and contractors/service providers;
- Ensuring timely collection of Common Element Fees from unit owners, including outstanding arrears;
- Maintaining tight control on expenses to remain within budget targets and profit goals;
- Checking emails, correspondence, faxes, and answering or forwarding as required;
- Working closely with the CEO to obtain direction and report back as needed.
The estimated salary for this role is between $60,000 to $70,000 per year, depending on experience and qualifications.
Required Skills and Qualifications- At least 2 years of experience in Condominium Property Management;
- General License is a strong asset;
- Strong communication or people management skills are key;
- Experience with ShiftSuite is an asset;
- Knowledge of Microsoft Office products is a strong asset;
- Bookkeeping and accounting skills are an asset;
- Strong organizational and customer service skills, along with a strong sense of urgency, are essential;
- An ability to operate within tight deadlines and handle occasional difficult situations is required;
- Professional and respect of confidentiality is critical;
- A valid driver's license and a reliable vehicle are necessary.
