Job Title: Caretaker (6 month contract)

Tribe Management is a leading provider of strata and rental management services in Canada. We are seeking a highly motivated and experienced Caretaker to join our team in Coquitlam, BC.

Job Summary:

The primary function of this position is to lead the operation of a Tribe-managed building in Dayanee Springs Community. As a Caretaker, you will be responsible for ensuring the day-to-day operation and management of the building, including maintenance, repairs, and administrative tasks.

Key Responsibilities:
  • Report to the Community Manager on all matters relating to the building
  • Prepare and present weekly Caretaker's reports
  • Conduct daily inspections of mechanical rooms, cooling towers, and building systems to monitor for alarms and potential problems
  • Inspect all interior common property, building exterior, entry doors, and grounds to proactively check for security breaches, damage, leaks, maintenance issues, graffiti, debris, and bylaw violations
  • Ensure the cleanliness and maintenance of the building
  • Manage inventory of supplies and arrange for equipment repairs
  • Supervise regular contracted trades and schedule and supervise ad hoc and emergency trades in a timely manner
  • Respond to emergency situations and provide assistance as necessary
  • Schedule and oversee moves in and out of the building and large item deliveries
  • Program and review security systems, including fobs, enterphone, and locker room security access
  • Inspect visitor parking and EV charging stations and report vehicles that are parked regularly in visitor parking or using charging stations without a permit
  • Arrange for towing of vehicles improperly parked in owner's stalls, if requested by the owner
  • Perform all administrative work involved in the operation of the property according to procedures set out by the Property Manager
  • Enforce the Strata's bylaws and rules
  • Prepare detailed Incident Reports related to accidents, altercations, and damage to the property and/or other applicable incidents
Requirements:
  • Experience as a caretaker in a Strata-owned condo building is an asset
  • Working knowledge of building systems is an asset
  • Motivated individual who will provide professional service toward owners, residents, members of the Strata Council, and our surrounding community
  • Excellent communicator, both verbal and written
  • Strong interpersonal skills; able to handle conflict tactfully
  • Computer skills are a must (Gmail including Calendar, MS Excel, MS Word)
  • Organized and detail-oriented
  • Capable of performing physical duties (e.g. climb ladder, operate pressure washer, lift or move items of a reasonable/manageable weight and size)
  • Class 5 driver's license and access to a vehicle is an asset
  • High degree of reliability and integrity
