Job Overview

We are seeking an experienced Residential Property Manager to oversee the day-to-day operations of our residential properties in Metro Vancouver.

About the Role

The ideal candidate will have a minimum of 5 years of experience in property management, excellent communication and leadership skills, and the ability to work independently. Responsibilities include:

  • Overseeing office operations for the property management and building management teams;
  • Collecting, entering, and maintaining detailed records for tenants, suppliers, accounts, contracts, etc.;
  • Preparing analytical and graphical reports for the property management team to inform strategy implementation;
  • Managing monthly rent cycles, including rent collection, leasing, and application processes;
  • Coordinating annual maintenance cycles for each property, including suite inspections, shut downs, and start ups;
  • Approving invoices from contractors, vendors, and service providers, ensuring proper documentation;
  • Responding to tenant complaints and escalated issues in a timely manner, promoting resident satisfaction and retention;
  • Creating and executing marketing strategies to achieve full lease;
  • Training building and property management teams on processes, procedures, and policies;
  • Conducting regular property inspections to ensure maintenance and cleanliness, taking necessary actions to maintain standards;
  • Maintaining contractor and service provider relationships, including obtaining quotes, negotiating contracts, and managing projects.
Requirements

To be successful in this role, you will require:

  • Excellent time management and organizational skills, with the ability to set priorities and meet deadlines;
  • Advanced proficiency in Microsoft Office Suite (Word, Excel, Outlook, PowerPoint, etc.);
  • Good working knowledge of building systems;
  • Excellent administrative skills and attention to detail;
  • Proficiency in spoken and written English;
  • Flexibility, adaptability, and the ability to think critically and problem-solve;
  • VLOOKUP and pivot table skills are an asset; knowledge of Yardi is also an asset;
  • A minimum of 5 years of experience in a property management role, with practical experience dealing with tenancy breaches, disputes, complaints, and evictions.
What We Offer

We offer a competitive salary of $75,000 - $90,000 per year, depending on experience, as well as a comprehensive benefits package, including extended health care, dental, vision, long-term disability, and life insurance. You will also receive 3 weeks of vacation to start, plus statutory holidays, and a flexible schedule with Monday to Friday hours.
