Job Description
We are seeking a Strategic Asset Development Specialist to support the execution of our investment and development strategies.
This multifaceted role will involve working with internal and external stakeholders to analyze real estate opportunities, examine potential uses for future assets, provide analytical support, and assist in evaluating business strategies and tenant mixes.
The successful candidate will be responsible for:
- Assisting the Investment and Development team in analyzing real estate opportunities;
- Examining potential uses for future assets through benchmarking and evaluation of comparable projects;
- Providing analytical support to determine the financial feasibility of projects;
- Assisting in evaluating business strategies and tenant mixes for existing assets;
- Analyzing lease documents, including validating financial parameters and summaries;
- Researching zoning specifications and surrounding environments of assets;
- Accumulating market information to inform developmental direction;
- Performing market research on non-traditional sectors like life sciences, data centers, and automated parking;
- Coordinating project delivery schedules and budgets;
- Working with development and construction teams to coordinate project planning, source consultants and proposals, participate in scope determination, contract negotiations, and manage consultant procurement;
- Reviewing and monitoring budgets and schedules, following up on action items;
- Coordinating ESG elements of projects;
- Effectively controlling and monitoring project costs using internal job cost reports;
- Preparing financial models and pro-forma investment analysis for development projects;
- Providing input on coordination and management of presentations and marketing collateral;
- Participating in promotional activities, attending industry conferences, and events;
- Assisting with all aspects of the development process, including modeling, evaluation, sensitivity analysis, due-diligence review, authorization memos, closings, and collaborating with internal and third-party teams to secure development mandates;
- Preparing and presenting investment summaries and briefs, along with monthly, quarterly, and ad hoc reports for active projects;
- Maintaining a strong understanding of local initiatives and trends related to development in the local market and regulatory environment;
- Engaging professionally with outside consultants, advisors, brokers, and legal counsel, representing Bertone publicly, participating in stakeholder meetings, and interacting with provincial and federal departments;
- Coordinating research and assessing viability of available grants or incentive programs that may benefit development projects;
- Ensuring execution of projects through to the end of construction and/or deliveries of assets;
- Coordinating and closing out project deficiencies;
- Participating in finalizing close-out documentation;
- Ensuring smooth transition of projects to the Property Management team;
- Complying with all Company policies and procedures.
Requirements
The ideal candidate will have excellent personal organization and time management skills, with a strong ability to work independently and collaboratively as part of a team.
A strong understanding of real estate development, finance, and law is essential, as well as excellent communication and analytical skills.
Salary
The estimated salary range for this position is $60,000-$80,000 per year, depending on experience and qualifications.
