Job Summary

Crombie is seeking a highly skilled Property Maintenance Lead to oversee the efficient and effective management of a portfolio of properties in the GTA and surrounding area. The successful candidate will be responsible for providing day-to-day operations and maintenance duties, supervising building operations and contract staff, and ensuring that maintenance and preventative maintenance schedules are maintained.

Key Responsibilities

  • Provide day-to-day operations and maintenance duties, including frequent travel to visit properties within the portfolio.
  • Supervise building operations and contract staff, delegating and following up on tasks as required.
  • Assist with the preparation of annual operations and capital project budgeting.
  • Oversee preventative maintenance and unscheduled repairs of general maintenance, including interior and exterior building components, plumbing, lighting, electrical, elevating devices, and life safety systems.
  • Ensure that maintenance and preventative maintenance schedules are maintained.
  • Obtain pricing and scheduling for work order requests.
  • Support occupational health and safety and environmental programs at the property level.
  • Monitor third-party contractors as it relates to contracted services, including cleaning, escalator and elevator, HVAC, etc.
  • Manage Yardi work order and purchase order tasks.
  • Complete monthly inspections of the interior and exterior property and coordinate corrective action for deficiencies and follow-up documentation.
  • Monitor performance and repair costs for Voyager Fixed Asset module, including HVAC, roofs, parking, electrical, mechanical, life safety, and other equipment.

Requirements

  • 3-5 years of maintenance-related experience and knowledge of building operations.
  • Completion of formal education and real estate and/or property management are considered strong assets.
  • Excellent verbal and written communications skills.
  • Computer skills to include Excel, Word, Outlook, Adobe Acrobat Reader/Writer.
  • Valid Driver's License and clean driving record.
  • General knowledge in the following areas: waste treatment and septic systems, water fill stations and water distribution systems, daily water testing, fire pumps, fire panels, HVAC systems, occupational health and safety standards and procedures.
