Job Title: Regional Manager

We are seeking a highly skilled and experienced Regional Manager to join our team at WAM Development Group. As a Regional Manager, you will be responsible for overseeing the performance of our properties in the Edmonton region and ensuring that our goals and objectives are met.

Key Responsibilities:
  • Develop and implement annual operating plans for each property, working closely with the Marketing Team to create a tailored marketing strategy for each property.
  • Prepare and submit annual operating budgets and long-range capital budgets for each property to senior management and ownership for approval.
  • Review monthly operating statements to evaluate property performance against the established budget and take corrective action if necessary.
  • Work with the Technical Services team to identify, tender, and oversee the successful completion of major and capital projects at the properties.
  • Coordinate and negotiate with contractors and suppliers, including bulk purchasing for the region.
  • Oversee major property contracts to ensure performance and completion of work.
  • Submit Capex requests for approval and oversee work to ensure warranties, statutory declarations, and other documentation are received upon completion of the work.
  • Conduct regular inspections of the properties, visiting each property weekly.
  • Monitor vacancy and traffic reports, as well as accounts receivable on a weekly basis, and take follow-up action with the Property Manager and/or Leasing Manager if required.
  • Conduct monthly vacant suite inspections.
  • Work with the Property Manager to manage and mitigate risk, review all incident reports, and recommend when to file a claim.
  • Act as the point of contact with the claims adjuster and/or insurer and manage the claim in the event of a loss.
  • Lead the response to any catastrophic event at the Property.
  • Ensure operations records, files, and documentation are maintained accurately and timely and in accordance with established procedures.
  • Liaise with the Accounting team to ensure accurate accounting and proper procedures are always in practice.
  • Liaise with retail and office management on mixed-use properties to ensure operations and budgetary items are both covered and allocated correctly.
Requirements:
  • High school diploma supplemented with related post-secondary education, hospitality, and/or customer service education preferred.
  • Minimum 5 years' experience in the residential property management industry and management-level experience in the hospitality industry preferred.
  • Proficient in a variety of computer software packages, including Microsoft Office, with preference given to Yardi experience.
  • Able to develop and sustain cooperative working relationships with team members, senior management, and the public.
  • Self-motivated, professional, and flexible mature team player with strong conflict-resolution skills.
  • Able to motivate, empower, and coach/counsel staff in the achievement of performance goals.
  • Results-oriented, detail-oriented, and accurate.
