Eligibility Note: To qualify for a student (co-op/internship) opportunity, students must be enrolled in their academic studies at a post-secondary institution and must be returning to school after completion of their work term with QuadReal.

The Co-op/Intern, Commercial Property Accounting, will report to the Accounting Manager and support QuadReal's Commercial Property Accounting team. The ideal candidate would be enrolled in a Business Administration, Accounting, or Finance program and is looking to gain practical experience in the Real Estate sector.

Key Responsibilities
  • Produce monthly and/or quarterly financial statements as specified by QuadReal policy/requirements for a small portfolio of properties
  • Analyze and understand all balance sheet accounts and reconcile working papers in a meaningful way
  • Ensure files are saved according to QuadReal's standard setup on shared drive and/or Commercial Property Accounting Info Site
  • Communicate efficiently and effectively, in a professional manner, with all QuadReal employees and others outside the organization
  • Review and approve leases and lease review checklists thoroughly and in a timely manner
  • Set up and maintain tenant's recovery in Yardi recovery model in accordance with lease language
  • Prepare cash flow distributions/cash calls for assigned portfolio or assist as needed within required due dates
  • Prepare GST/HST/QST reconciliations for assigned portfolio or assist as needed within required due dates
  • Assist with annual budget cycle activities for specific properties as needed
  • Compile audit files and supporting documentation as required for annual property audits
  • Provide prompt and accurate responses and support for any tenant inquiries/disputes
  • Provide input/feedback for improving procedures and initiating quality and efficiency enhancements
Requirements
  • Enrolled in a Business Administration, Finance, or Accounting program
  • Excellent communication and presentation skills
  • Ability to allocate one's time effectively, work under pressure, and manage deadlines
  • Must have advanced knowledge in Excel, MS Office applications
  • Previous Accounting or finance experience is an asset
