Investments Associate

Position Overview

We are seeking a highly analytical and detail-oriented Investment Associate to support the financial and strategic decision-making processes at Spotlight Development. The successful candidate will report to the VP Investments and have manager responsibilities for analyst and intern team members. They will work closely with the finance and development teams to analyze potential investments, assess project feasibility, and provide insights that drive key business decisions.

Key Responsibilities

Investment Analysis

- Conduct financial analysis for potential real estate investments, including discounted cash flow modeling (DCF), sensitivity analysis, and return metrics.

- Assist in the preparation of investment proposals and presentations for internal and external stakeholders.

- Analyze and track market trends, economic conditions, and demographic data to identify investment opportunities.

- Build and maintain complex financial models to support investment decisions and project evaluations.

- Perform scenario analyses and stress tests to assess the risk and return profiles of various investment opportunities.

- Participate in the due diligence process for real estate acquisitions, including reviewing legal, financial, and operational documents.

- Collaborate with cross-functional teams to evaluate the feasibility and risks associated with new projects.

Market Research & Reporting

- Prepare detailed reports on market trends, property valuations, and investment opportunities.

- Monitor and report on the financial performance of ongoing projects and investments.

- Assist in the preparation of investment committee memos and presentations.

- Assist in preparing materials for investor presentations and meetings.

- Work closely with the finance team to support fundraising activities, including preparing financial forecasts and investor reports.

Qualifications

Educational Requirements

- MBA, Bachelor’s Degree in Commerce, Finance, Real Estate Development, or a related field.

- CFA, CPA, or other relevant financial certifications are an asset.

Experience

- 3-5 years of experience in real estate investment analysis, investment banking, private equity, consulting or a related financial field.

- Preference will be given to candidates with prior experience working for a developer, either in a co-op, temporary or contract position.

- Strong understanding of financial statements, modeling techniques, and investment analysis methodologies.

- Experience reviewing key legal documents/agreements typical in real estate development projects (LOI, APS, JV Agreements, loan docs, fee proposals) and ad hoc financial analysis.

- Financial acumen with experience managing project budgets and financial reporting.

Technical Skills

- Proficiency in Microsoft Excel and discounted financial modeling (DCF).

- Excellent understanding of IRR, NPV, ROE, Development Yield and other performance metrics.

- Experience with financial analysis tools and real estate software (e.g., Argus).

- Experience with market research tools and techniques (Zonda, Altus, Realnet, Co-Star).

- Familiarity with investment management platforms and CRM systems.

- Strong analytical and problem-solving skills.

- Superior organizational and time management skills in order to multi-task/prioritize and work under tight timelines.

- Superior attention to detail and accuracy and excellent follow-up skills.

- Self-motivated individual who is proactive and takes initiative.

- Excellent written and verbal communication skills.

- Ability to work in a fast-paced environment and manage multiple tasks simultaneously.

- Ability to occasionally travel and work irregular hours on tight deadlines.

Other Key Skills

- Ability to work independently and take ownership of assigned tasks.

- Collaborative mindset with the ability to work across teams.

- Knowledge of the Greater Toronto Area (GTA) real estate market and economic trends is a plus.
