Location:400 Avenue Sainte-Croix, Montréal, Quebec, H4N 3L6**Asset Manager**As an Asset Manager, Retail Asset Management, you will enhance and drive value creation and long-term performance across Choice’s retail portfolio in Eastern Canada. Reporting into the AVP, Retail Asset Management, you will be responsible for evaluating market trends and property specific information to develop strategies and financial models for each asset and region, including working with our leasing, operations, transactions, and development departments to execute on these strategies to ensure each asset reaches its full potential**Key Responsibilities:*****Financial Performance & Reporting****:** Partner closely with the AVP, Asset Management to optimize the financial performance of the portfolio and analyze and gain insights on portfolio performance and risk factors.* Prepare quarterly reporting, including recommendations for provisions, market trends, and lease deals completed in the quarter with rent spread analysis.* Play a key role in preparing the annual property budget and reforecast information required for reporting.* Monitor, review, and communicate regional, monthly, and quarterly NOI results to ensure accuracy and gain insights on portfolio performance, risk factors.* Create, enhance, and manage various internal reporting & analytics, often in cooperation and collaboration with other departments.* Review landlord work, tenant improvements, and commissions payments to ensure we are tracking to budget.* Perform financial evaluations, analysis and/or covenant reviews for all categories of lease transactions (new lease, renewals, surrender arrangements, lease buyouts, rent deferrals/abatements and terminations)***Asset Strategy & Execution:**** Assist with implementation of asset plans for designated region and achieve financial objectives for Choice’s income property portfolio.* Deliver detailed economic and financial analyses for major new and renewal tenant leases to enable informed negotiations, evaluate development opportunities, and support capital enhancement initiatives.* Continuously assess market trends and competitive positioning to refine asset-level strategies and identify opportunities for performance optimization.* Support other real estate and alternative asset portfolio related duties as assigned.***Stakeholder & JV Partner Management**** Standardize operational reporting for JV partners, including but not limited to monthly revenue, AR reports, capital requests, budgets, and forecasts.* Review lease activity, including data processing for approval workflow.* Foster strong internal and external partnerships, ensuring alignment on priorities and timely execution of initiatives.**Qualifications:*** Progressive experience in Asset Management and Leasing experience is considered an asset;* In-depth understanding and knowledge of property valuation and cash flows process & principles;* Superior organizational and time management skills and the ability to work independently and collaboratively;* Ability to utilize your critical thinking, analytical and decision-making skills in a fast-paced environment;* Keen attention to detail and a high degree of accuracy;* Advanced analytical and technical skills (experience with Power BI, MS Excel and Argus Enterprise is considered a strong asset);* Excellent communication and interpersonal skills with the ability to foster, develop, and influence internal and external relationships;* Fluently bilingual in both French and English;* Exhibits Choice Properties’ CORE values and Blue culture through leadership and collaboration to deliver results.**About Choice Properties:**Choice Properties Real Estate Investment Trust is an owner, manager and developer of well-located retail and commercial real estate across Canada. Relevant du ou de la vice-président(e) associé(e), Gestion des actifs commerciaux, vous serez responsable d’évaluer les tendances du marché et l’information sur les propriétés afin d’élaborer des stratégies et des modèles financiers pour chaque actif et région. Cela comprend la collaboration avec nos services de location, d’exploitation, de transactions et de développement pour exécuter ces stratégies afin que chacun des actifs puisse atteindre son plein potentiel.**Principales responsabilités :*****Rendement et rapports financiers****:** Collaborer étroitement avec le ou la vice-président(e) associé(e), Gestion des actifs pour optimiser le rendement financier du portefeuille et analyser et obtenir des renseignements sur le rendement et les facteurs de risque du portefeuille.* Produire des rapports trimestriels, y compris les recommandations pour les provisions, les tendances du marché et les contrats de location conclus au cours du trimestre avec l’analyse d’écart de loyer.* Jouer un rôle clé dans l’établissement du budget annuel de la propriété et la prévision des informations nécessaires à la rédaction des rapports.* Surveiller, passer en revue et communiquer les résultats régionaux, mensuels et trimestriels, du revenu net d’exploitation afin d’obtenir des renseignements sur le rendement et les facteurs de risque du portefeuille et d’assurer leur exactitude.* Créer, améliorer et gérer divers rapports et analyses internes, souvent en coopérant et en collaborant avec d’autres services.* Passer en revue les travaux effectués par le propriétaire, les améliorations de locataire et les paiements de commissions pour s’assurer que nous respectons le budget.* Effectuer l’analyse et l’évaluation financière ou l’examen des engagements de toutes les catégories de transactions de location (nouveaux contrats de location, prolongations de contrat, ententes de cession, rachats de bail, reports ou réductions de loyer et résiliations).***Stratégie et exécution en matière d’actifs :**** Participer à l’exécution des plans d’actifs pour la région désignée et atteindre les objectifs financiers du portefeuille d’immobilisations de Propriétés de Choix.* Fournir des analyses économiques et financières détaillées pour les nouveaux baux majeurs et les renouvellements de locataires, afin de soutenir des négociations éclairées, d’évaluer les possibilités de développement et d’appuyer les initiatives d’amélioration du capital.* Évaluer continuellement les tendances du marché et le positionnement concurrentiel afin d’affiner les stratégies au niveau des actifs et de repérer les occasions d’optimisation du rendement.* Exécuter d’autres tâches liées à l’immobilier et au portefeuille d’actifs, selon les besoins.***Gestion des parties prenantes et des partenaires de coentreprises**** Uniformiser les rapports d’exploitation officiels pour les partenaires de coentreprises, y compris, mais sans s’y limiter, les revenus mensuels, les rapports des comptes clients, les demandes de capital, les budgets et les prévisions.*
