**About The Position**

This is an opportunity for an experienced GC or developer/builder Project Manager to join an owner operated developer with a small industrious team, challenged with a wide scope of responsibilities. This is a full-time salaried position with responsibilities that include:

- Implementing development design and engineering concepts in conjunction with owners, design professionals and municipal authorities.
- Assisting owner’s implementation of project budget and ensuring projects meet schedule and budget expectations.
- Establish project objectives, project scope and quality control processes.
- In collaboration with Site Superintendents, manage risks, including development of site safety programs, and implement changes to manage them effectively.
- Responsible for estimating, hiring of owner forces, contract negotiations and management of third-party contractors and suppliers throughout the build process to ensure quality and technical competence.
- In conjunction with the project accounting team and administrators, submit progress claims, cost to complete analysis and invoice review.
- Manage change order processes, including assessing cost and schedule impacts.
- Develop, implement, and drive the project schedule with onsite personnel to meet development goals.
- Maintain comprehensive project records, documentations and plans to meet long term hold requirements of ownership.
- Coordinate municipal and professional permit requirements to closeout of permits.
- Facilitate transition of completed project to internal asset management team on project completion.
- Provide project assistance on owner’s existing asset redevelopment and capital projects as required.
- Travel within BC required.

**Skills and Qualifications**
- A minimum of 5+ years of experience as a Project Manager in real estate projects and/or construction management.
- Experience in wood-frame multi-family projects an asset.
- Degree or Diploma in a related discipline an asset.
- A thorough understanding of BC Building Code and WorkSafe practices.
- Direct experience in managing municipal permitting and inspection processes.
- Experience in interacting with professionals and trades, with an in-depth knowledge of design and coordination of drawings.
- Experience in writing and administrating contracts.
- Highly organized and goal orientated, with strong time management skills.
- Strong problem-solving skills in a fast-paced environment.
- Proficient in MS Project, Bluebeam, and Excel.
- Excellent command of the English language with effective verbal, written and interpersonal communication skills.
