**Your Role: Maintenance Worker**

**Key Responsibilities**:

- Ensure a minimum of 6.5 billed hours per day through efficient daily maintenance activities.
- Monitor budgets diligently, aligning all maintenance endeavours with budgets.
- Lean on in-house solutions and limit outsourcing, utilizing your adept problem-solving skills.
- Elevate tenant experience aiming for a stellar average review score of 4 out of 5 stars.
- Always prioritize safety, ensuring we meet the highest standards.
- Swiftly address emergency maintenance requests to maintain tenant satisfaction.

**More on Duties**:

- Rotate with other maintenance staff to hold the emergency phone for after-hours emergency calls.
- Regularly inspect buildings, equipment, and appliances for optimal functionality. Repair any identified faults to maintain operational standards.
- Promptly diagnose and rectify issues with appliances.
- Cultivate positive relationships with contractors, vendors, and tenants.
- Complete yard maintenance tasks like snow removal, lawn mowing, and leaf clearance.
- Ensure job sites remain clean and execute cleaning tasks when necessary.
- Use an organized scheduling and tracking system for timely completion of maintenance requests.
- Accurately track work hours and maintain detailed work records.
- Collaborate with team members to determine work scope.
- Efficiently manage and upload invoices to our back office.
- Adhere to and monitor repair budgets.
- Drive across various city locations as needed.

**Need-to-Haves**:

- Comprehensive proficiency in handling appliances, plumbing, heating, HVAC, and electrical systems.
- A high school diploma or its equivalent.
- A valid driver’s license coupled with a dependable vehicle.
- A Smart Phone and laptop.

**Nice-to-Haves**:

- Vocational or trade school credentials.

**Compensation Details**:

- An hourly rate of $25 - $28.
- Bi-annual bonus incentives.
- Mileage reimbursement.
- Monthly cell phone allowance of $50.
- 3 weeks of paid vacation.
