**Responsibilities**

**LEASING**
- Ensure that the properties are rented to fullest capacity and optimal market rates
- Maintain posted office hours to respond to walk in rental inquiries
- Advertise vacant units through internet-based apartment posting websites
- Arrange for suite showings including giving proper notice to existing tenants and meeting potential tenants on site to tour apartments
- Screen prospective tenants including following up on references and carrying out credit checks
- Complete leases, maintain lease information and initiate lease renewals when required
- Book and carry out move in and move out inspections
- Communicate with other site managers regarding units available and pricing
- Maintain current awareness of competitor/market rental rates through web-based market surveys and in consultation with head office, adjust unit rents accordingly

**TENANTS**
- Respond to tenant issues 24/7
- Ensure tenants are in compliance with building rules and regulations (ie) pets behaving properly, no smoking, no noise, etc.
- Deal effectively with problem tenants including warnings, relocation and if required, initiate the eviction process
- Implement tenant-retention initiatives

**MAINTENANCE AND GROUNDS**
- Notify the maintenance manager of significant maintenance issues
- Respond to and handle minor maintenance issues in a timely manner (eg) unplug toilets and sinks, replace burned out light bulbs, etc.
- Carry out any suite cleaning between move-outs and move-ins including oven, fridge, floors, bathroom fixtures, walls, closets, balconies, and other apartment fixtures.
- Maintain clean common areas and grounds by wiping doors and picking up litter as needed
- Inspect site by carrying out a daily walk-through of all buildings and property
- Meet trades to allow entry to the buildings or units
- Shovel snow around building entrances to ensure tenant and emergency access
- Identify safety issues and report to the maintenance manager for correction
- In cooperation with the maintenance manager, carry out routine suite inspections on a six month rotation

**FINANCIAL AND ADMINISTRATION**
- Collect rent and other charges and carry out bank deposits
- Follow up on outstanding rent up to and including eviction
- Prepare move-out summaries and send to head office for damage deposit payout
- Maintain and prepare accurate preauthorized payment information and forward to head office at month end to initiate rent deposits on the first of each month
- Allocate parking stalls and bill for extra stalls
- Maintain tenant records and keep all rent and other financial recording up to date in Buildium
- Send paperwork on new leases, lease renewals and move-in/out inspections to head office in a timely manner
- Prepare move-in and move-out packages for tenants and deliver to them in a timely manner
- Attend hearings at RTDRS and follow up with debt collection when required
- Purchase cleaning and office supplies as required

**THE SUCCESSFUL CANDIDATE WILL**:

- Maintain a positive working relationship with other staff, tenants and trade personnel
- Have superior customer service skills
- Will have an eye for how the building can be improved, how costs can be reduced and revenue can be maximized
- Be well-dressed and presentable
- Speak English well and have excellent phone skills
- Be friendly and people oriented

**REQUIRED KNOWLEDGE, ABILITIES, AND SKILLS**
- Thorough knowledge of the Acts, laws, and legislation pertaining to rental properties
- Ability to operate a computer and use of MS Word and Excel
- Knowledge of Buildium property management program preferred
- Ability to work alone or in a team environment
- May be required to travel between sites

**REQUIRED EDUCATION, TRAINING, AND EXPERIENCE**
- Completion of post secondary education
- Some clerical and bookkeeping experience.
- **A minimum of 5 years’** **experience as a Resident Manager**

**REQUIRED LICENCES, REGISTRATIONS, AND CERTIFICATES**
- Drivers Licence and car and must
- Completion of Residential Tenancies Act training
- A clear police security reference.
- Completion of pre-employment fitness to work testing.

**Salary**: $20.00-$25.00 per hour
