FINANCE AND PORTFOLIO OFFICER
Reporting to the Chief Financial Officer and Strategic Capital and Portfolio Manager, the
Finance and Portfolio Officer performs a variety of financial analysis, accounting and administrative duties requiring a working knowledge of accounting and financial capital management.

Primary

**Responsibilities**:

- Preparing and finalizing annual budgets with input from the finance division, property managers and Strategic Capital and Portfolio Manager.
- Directly providing financial support to the SAM Management Inc. its subsidiary Boards and properties under management.
- Working directly with financial institutions to manage client capital budgets, reserves and capital project plans.
- Undertaking the external review and audit process through the preparation of variance analysis, supporting working papers, and liaising between external auditors, property managers and operational accounting.
- Performing a range of administrative accounting tasks supporting the Strategic

Capital and Portfolio Manager on ongoing projects and strategic initiatives.
- Preparing forecasting and analysis related to long term planning including investments, reserves, capital repairs and maintenance, mortgages, and expiration of operating agreements
- Lead the period-end close process through ownership of the general ledger accounting, including reviewing transactional batches, posting journal entries and ensuring GL Balances match with the Audited Financial statements.
- Providing all financial and supporting documentation relating to budget variances, capital-planning requirements, and actionable board minute items relating to finances for Board of Directors packages.
- Collaborating with the CFO on finance and system related issues relevant to the accounting team, including establishing new general ledger accounts, report automation, system upgrades, and software troubleshooting.
- Preparing MHRC financial reports on a quarterly basis and act as financial liaison with the Province and federal government funding agreements.
- Maintaining and completing the trust account transactions for review and ensuring compliance with the Real Estate Services Act (RESA).
- Preparing and completing cheque runs and ensure cheques and financial documentation are sent and received by respective staff and clients.
- Performing key revenue and expense analysis and subsequent variance explanations.
- Present financial statements to client Boards at their scheduled Board meetings when required.
- **Qualifications**_
- Education: _Diploma/degree in accounting or actively pursuing CPA designation
- Experience: _5 years general accounting experience
- **Knowledge, skills and abilities**:_
**In-depth knowledge of generally accepted accounting principles and ethical business practices**
- Ability to provide detailed analysis relating to year over year variances.
- Ability to accurately enter data and provide financial statements as required
- Excellent written and verbal communication with the ability to prepare clear, concise memos, correspondence and briefings.
- Skilled at setting priorities, developing work schedules, monitoring progress and tracking details, data, information and activities
- Ability to establish and maintain positive working relationships both internally and externally
- Ability to work cooperatively with others to set goals, resolve conflicts and make decisions that enhance the effectiveness of SAM Management Inc.
- Strong time management skills and ability to prioritize tasks.
