Senior Commercial Property Manager Company Overview: Kipling Group is a full service, multifaceted real estate management organization, catering to large institutional clients, private equity funds and high net worth individuals. Position Summary: Kipling is currently looking for a Senior Commercial Property Manager to oversee a commercial real estate portfolio located primarily in the Kitchener/Waterloo area. This is an on-site, full-time and permanent position including overseeing a portfolio of dynamic office spaces and an exciting mixed-use campus owned by some of Canada’s largest real estate investors. Responsibilities Building Operations Develop key relationships with client representatives and stakeholders and manage all communications; Maintain close working relationships with tenants and oversee resolution of any tenant issues; Perform regular inspections of the property to ensure that high standards of cleanliness, maintenance and security are maintained and initiate corrective actions as needed; Oversee rectification of day to day property management issues; Procure all third party agreements, observing budget restrictions and procurement guidelines, and tender/re-tender where and when required; client in compliance with all governmental regulations; Supervise building operations staff in the performance of their duties; Coordinate and develop operating manuals for the property – eg. emergency preparedness; Attend regular meetings with clients, stakeholders and tenants; Manage/Oversee both capital and construction projects, both planned and unplanned, as approved by ownership; Manage all administration duties at the property including any administrative staff; Ensure compliance with any and all applicable government regulations; Develop risk management programming for the property; Manage and oversee emergency situations; All other duties as required Financial Duties: Reporting & Budgeting Coordinate and manage monthly/quarterly reporting and annual operating and capital budget process as per the client requirements; Coordinate preparation of capital plan (1-5 year and 10 year); Oversee accounting deliverables including processing of payables, invoicing, accounts receivable, utilities management, and all related reporting on a timely basis; Manage all aspects of budgetary expenditures during the year; Preparation of variance analysis on a monthly and ad hoc basis as required; Ensuring proper work order and invoice approval procedures are maintained; Review and approve purchase orders and invoices for work performed at the property; Review and monitor tenant invoices, accounts receivable and correspondence; Liaise with accounting team to ensure accuracy and timely delivery of all client reports. Requirements The ideal candidate for this position will have the following background: Minimum 5 years of direct commercial property management experience Strong written and verbal communication skills Experience coordinating capital and construction projects Post-secondary education and currently working on or completed RPA Organized, with the ability to prioritize and work well under pressure Strong team player able to work with many levels of staff and client stakeholders Kipling supports equal opportunities and invests in a diverse and multicultural work force that values individuals with unique personalities, goals, backgrounds and views.
