Director of Community Real Estate and Asset Strategies Base Pay Range: CA$140,000 - CA$160,000 per year. Position Overview Reporting to the CEO, the Director of Community Real Estate and Asset Strategies is a member of Pacifica's Executive Team. This role leverages the maximum potential of Pacifica’s existing portfolio, reduces its carbon footprint, and expands affordable housing stock through acquisitions, redevelopment, and capital upgrades. Primary Objectives Ensure a high standard of service delivery to internal and external stakeholders, including tenants, clients, funders, neighbors, and government agencies. Update and implement Pacifica Housing's 10‑year real estate development plan. Support the Chief Operating Officer and Director of Maintenance in designing strategies to address aging assets. Evaluate, recommend, and pursue acquisitions and divestitures where applicable. Secure funding and financing for the department’s initiatives. Key Responsibilities Update and implement Pacifica Housing's 10‑year real estate development strategy. Coordinate implementation and resourcing of the plan with the CEO. Maintain comprehensive knowledge of affordable housing capital and operational funding programs. Conduct in‑house funding program underwriting analyses. Develop relationships with governmental funding agents and stakeholders. Oversee contractors and consultants for development and redevelopment projects. Manage municipal approval processes, including required documentation and stakeholder consultation. Collaborate with the Fund Development Manager to secure alternative funding sources. Engage in community outreach and maintain positive relationships with all teams and funders. Provide timely responses to community inquiries and complaints. Develop risk assessment and mitigation strategies, and provide regular project and strategy progress reports. Provide financial and budget expertise related to real estate development and construction. Qualifications Master’s degree in Engineering, Architecture, Urban Planning, Urban Land Economics, or related field, or equivalent education and experience. 7–10 years of experience managing real‑estate development and delivering projects. PMP or other risk‑management designation is an asset. Demonstrated experience leading a team with at least 5 years of supervisory experience. Experience in the non‑profit housing/social services sector is an asset. Knowledge, Skills & Abilities Expert project and contract management skills. Strong financial acumen and experience managing capital budgets. Excellent verbal and written communication and presentation skills. Skilled negotiator with proven dispute‑resolution experience. Knowledge of the Residential Tenancy Act, Health and Safety regulations, and sector best practices. Expertise in tendering and procurement practices. Strong leadership and management abilities. Effective collaboration with stakeholders and team members. Advanced proficiency in Microsoft Office, Yardi, Access, Project, SharePoint, and related software. Additional Criteria Completion of a Criminal Record Check before employment commences. Valid driver’s license with reliable vehicle and $2 million liability insurance.
