Who we are:

Taza Development Corp. (TDC) is a joint venture between the Tsuut’ina Nation and Canderel, a leading Canadian real estate company. The Nation is home to 2400 community members and adjacent to the southwest quadrant of the City of Calgary, Alberta. Governed by a Board of Directors, the TDC team will oversee the development of three distinct yet interconnected villages – Buffalo Run, Taza Park, and The Crossing. Over the next 25+ years, this 1200-acre community development project will bring significant social and economic prosperity to the region and elevate Tsuut’ina Nation as a key player in the real estate landscape.

Summary:

The Project Manager will be primarily responsible for project planning and execution of pre-construction and construction activities for land development. This includes the management and coordination of design, value engineering, pre-tendering activities and consultant contracts. Responsibilities:

  • Plan, organize, direct, and manage all facets of Land Construction projects and ensure pre-established costs, schedule and scope objectives are achieved;
  • Determine resources required to ensure all aspects of the project are managed appropriately.
  • Liaise with internal stakeholders such as the investments group, marketing and leasing and external stakeholders such as partners, consultants, construction manager, building trades, building department and municipal staff.
  • Manage the complete project life cycle and associated deliverables in the design, execution and delivery phases of projects;
  • Develop, track, forecast and close budgets for projects;
  • Plan and monitor the project schedule;
  • Manage RFP and procurement processes in support of project development and implementation as necessary; including but not limited to the contractors, and project team consultants;
  • Lead the consulting team through the design development and construction progress site meetings, ensuring the schedule is maintained in all phases of the project;
  • Conduct site visits to monitor and validate progress as agreed upon and ensure that projects are carried out according to the standards established during project planning;
  • Manage communications with stakeholders involved in the projects.
  • Actively participate in overall project monitoring, cost negotiations, presentation of additional requests or program modifications that have an impact on the project;
  • Ensure efficient delivery of projects in accordance with the quality criteria
  • Perform ongoing evaluation of project risks implementing contingency plans to ensure project success.
  • Review and track landlord obligations and lease agreements.
  • Provide direction and mentor direct reports.

Qualifications & Competencies:

  • 10 years’ relevant experience in project management in land development;
  • A minimum Bachelor’s degree in quantity surveying, engineering, architecture, planning, construction management or equivalent experience;
  • Project Management Professional or P.Eng designation considered an asset;
  • A good business acumen, including a clear ‘big picture’ understanding of cost vs risk;
  • Superior communication skills, both in written and verbal;
  • Excellent comprehension of building drawings, codes and site specifications;
  • Strong leadership and organizational skills;
  • Refined analytical skills and attention to detail;
  • Resilient to thrive under stress and pressure to meet deadlines;
  • A team player.
