Role Overview The FACILITIES MANAGER will be responsible for operational oversight, repair, and maintenance of commercial, industrial, and retail properties. The mandate is to ensure facilities are safe, efficient, compliant, and cost‑effective. Responsibilities include overseeing building systems and subcontractor performance to maintain accountability and transparency. Responsibilities Maintenance & Operations: Develop, implement, and oversee preventative maintenance schedules for building systems (HVAC, boilers, chillers, electrical, plumbing, lighting). Conduct regular inspections of facilities, equipment, and grounds; directly perform minor repairs and troubleshooting; coordinate specialized contractors for complex repairs. Monitor building automation systems and ensure optimal operation of mechanical and electrical equipment. Subcontractor & Vendor Accountability: Establish performance expectations and service‑level agreements (SLAs) with all subcontractors. Conduct routine audits of subcontractor performance against contracts and KPIs. Implement digital logbooks for inspections, incidents, and contractor attendance. Ensure subcontractors comply with site safety requirements, health and safety legislation, and insurance coverage. Safety & Compliance: Ensure compliance with building codes, fire and life safety regulations, and occupational health and safety standards. Lead building evacuation procedures and emergency response efforts in coordination with first responders. Perform and log fire safety checks, life safety system tests, and emergency lighting inspections. Financial & Administrative: Develop and monitor facilities‑related budgets; track expenditures and approve invoices. Identify cost‑saving opportunities through vendor negotiations and proactive maintenance planning. Provide regular reporting on facilities performance, maintenance backlog, and vendor accountability. General Tenant Relations: Maintain strong relationships with commercial tenants, addressing facility‑related concerns quickly and professionally. Ensure common areas, loading zones, and parking lots are functional, safe, and well‑maintained. Provide after‑hours on‑call coverage for urgent facility issues on a rotational basis. Qualifications 5+ years of facilities management experience across commercial, industrial, or retail portfolios. Hands‑on technical knowledge of building mechanical, electrical, plumbing, and life safety systems. Proven experience in subcontractor management, system implementation, and vendor accountability. Strong problem‑solving, decision‑making, and results‑orientation skills. High level of accountability and process‑driven mindset with ability to design and implement systems. Strong communication, negotiation, and collaboration skills. Physical ability to conduct inspections and perform maintenance tasks when needed.
