We believe in continual learning, fostering a tight-knit work family, pushing to our potential, checking egos at the door, honoring our community, and getting the job done.Position SummaryProvide leadership and direction to associates at assigned properties with direct responsibility for building managers.Ensure maximum commercial tenant satisfaction and retention through coordination of multiple services including maintenance, cleaning and contractors. Highest priority is to maintain and grow the commercial portfolio through leasing, negotiations and marketing.Core ResponsibilitiesDirect day-to-day management of onsite staff, which includes supervision, training, scheduling, performance management, and mentoringMonitor and maintain excellent commercial tenant relations and communications on behalf of owner. This includes leasing proposals, dispute resolution, lease preparation, execution and terminationManage health and safety programs including training, emergency procedures, risk management, identification of safety issues and accurate timely reportingEnsure properties are well managed and adequately staffed through routine visits and inspections of maintenance, capital projects and leasehold improvementsImplement marketing and advertising campaigns for commercial space leasingDevelop and maintain income forecasts including operational expense management, performance reporting and tenant notificationsEstablish and communicate all building management policies, procedures and operationsEnsure portfolio is in full compliance will all regulations and contractsReporting RelationshipReport to Vice President, Property ManagementWork with Special Projects ManagerDirect Reports to this position: Building Manager (2)Key Relationships: Operations and Maintenance Manager, Property Manager (2), Marketing and Communications Manager, Resident ManagerAdditional Peers: NoneEducation and TrainingUndergraduate Degree in Business, Commerce or related fieldCertified Property Manager DesignationRelated ExperienceFive plus years in property managementCommercial property management and /or leasing experienceSkills/KnowledgeAbility to read and understand commercial leases and legal documentSafety training and knowledge including MSDS proficiencyCompetency with property maintenance software program (SpectraFamiliar with accounts payable and receivables procedures and requirementsKnowledge of current policies and laws relating to marketing and leasing of property including leasing agreements and Nova Scotia Residential Tenancy Act.Solid understanding of building information including water systems, electrical, heating, cooling, fire alarm, sprinkler, fire pump and generatorGeneral CapabilitiesStrong communication and interpersonal skillsComfortable multi-tasking and managing multiple prioritiesAttention to detail, accuracy and document managementAbility to work with minimal supervisionProfessional, reliable and solid work ethicAbility to engage, inspire and manage the performance of othersOrganizational and strong problem solving skillsCollaborative and able to exhibit tact and composure under pressureCustomer service orientedWorking ConditionsPrimarily based in an officeHigh requirement to visit and physically inspect a portfolio of properties on a regular and routine basisLet's make a mark.
