The Opportunity: The Live-in Superintendent will contribute and participate in activities related to preventative, scheduled or unscheduled maintenance as well as environmental, health and safety, and other special initiatives.

We are seeking one live-in candidate.

What you will do:

Maintains & cleans the physical property of the complex and grounds and ensures they are maintained in accordance with established company standards. This includes, but is not limited to, all floors, windows, chute rooms, elevators, public carpeted areas, stairwells and all ventilation and heating systems as well as snow and ice clearance, including snow shoveling and salting all entrances and walkways, keeping grounds free of litter, debris, papers, animal waste, cigarette butts and watering grass, flowers and planters as may be required. Handles general resident inquiries, life/safety concerns over the telephone or in person and assists in rent collection activities. Performing preventive maintenance and repairs to in suite HVAC systems, plumbing, carpentry, electrical and appliances Performing Health and Safety inspection of the property and report on findings, unsafe practices and areas requiring attention throughout the property Cleans suites including removal of garbage whenever a resident moves in or out. Additional responsibilities, tasks and requests as required or requested including working on weekends, rotating work weeks, holidays, emergencies, staff shortages. Must have the ability to understand and respond to issues of a social nature impacting the complex and to report to the office such findings in a proactive manner. Be able to supplement the security issues of the building and address as may be required throughout the time on duty. Operates both manual and electric hand tools to complete building, equipment and in-suite repairs.

Who you are:

Education – Completion of high school required. Experience - Related hands-on experience with Multi-Residential Property Management with a strong service ethic commitment. An awareness of Occupational Health and Safety and WHMIS management practices. Computer Skills - Comfortable using Smart Phones and two-way radios. Availability and On-Call Duties – Flexibility in hours to ensure availability for on-call duties, move-in-move-outs at the end of a month and into the first two to three days of the month. Hours may be changed based on operational needs. Must be able to handle emergencies occurring after regular office hours. Knowledge – Knowledge of all maintenance systems (pumps, emergency generators, HVAC, boilers, chillers, swimming pool, sprinklers, etc.). Developing and sustaining cooperating working relationships with staff, contractors, the public and especially residents. Police Clearance – A criminal verification check is required for employment.
